Job Description

ACC Management Group is seeking an experienced Maintenance Technician to oversee a 32-unit multifamily property in Janesville, WI. This role requires on-call availability for emergency after-hours maintenance needs.

This part-time position offers 20-24 hours of work per week, with competitive pay, flexibility, and bonus opportunities.

Key Responsibilities:

  • Conduct regular property inspections to identify maintenance issues.
  • Maintain and repair electrical, plumbing, and HVAC systems.
  • Perform groundskeeping tasks, including trash removal and lawn care.
  • Assist with cleaning and janitorial requests as needed.
  • Repair and replace windows, screens, and appliances.
  • Communicate with the manager on daily work orders and provide status updates.
  • Perform unit turnovers within ACC policies and deadlines.
  • Ensure a safe work environment and report hazards to the manager.
  • Perform preventative maintenance and test emergency systems.
  • Respond to on-call emergencies within 20 minutes.
  • Document accidents and emergency situations.
  • Keep resident and sensitive information confidential.
  • Maintain relationships with vendors and suppliers.

Requirements:

  • 1-2 years of maintenance experience required.
  • Multi-family property maintenance experience preferred.
  • Basic knowledge of electrical, plumbing, and HVAC systems.
  • Ability to physically inspect properties.
  • Valid driver's license with acceptable driving record.
  • Flexibility with working hours and on-call availability.
  • Excellent communication and customer service skills.
  • Ability to work independently under tight deadlines.

Personal Tools:

Maintenance Technicians are expected to furnish their own basic tools, with the exception of specialty items like ladders.

Work Environment:

This role operates in an indoor and outdoor environment, requiring frequent use of tools and equipment.

Physical Demands:

The physical demands of this role include standing, walking, bending, and lifting up to 50 pounds.

Travel:

Maintenance Technicians will travel to property locations using personal transportation and attend training and meetings as needed.
