Maintenance Supervisor

Job Summary
The Maintenance Supervisor is a key member of the Castle Group team, responsible for ensuring the overall maintenance and physical appearance of our properties. This role requires a high level of expertise in building systems, safety protocols, and team management.
Responsibilities
- Conduct daily walk-throughs to identify maintenance needs and ensure a safe and aesthetically pleasing environment.
- Assist in securing bids and proposals for maintenance and repair services.
- Monitor work performed by contractors and assess issues, providing recommendations for resolution.
- Manage inventory of parts, supplies, and materials, adhering to budgetary constraints and established purchasing procedures.
- Receive and verify maintenance deliveries, ensuring accuracy and quality.
- Maintain a safe work environment by training staff in safety procedures and ensuring proper PPEs and equipment.
- Work with the Property Manager to create and execute the Hurricane Preparedness Plan, delegating tasks as needed.
- Provide inspection reports, checklists, and other maintenance reports to the Property Manager, detailing property condition, safety issues, and project updates.
- Develop and implement a preventative maintenance program, documenting procedures and processes.
- Execute the maintenance work schedule provided by the Property Manager.
- Respond to emergencies and maintain thorough knowledge of emergency equipment and procedures.
Supervisory Responsibilities
- Directly manage a team of 2 or more.
- Carry out supervisory responsibilities in accordance with Castle's policies and applicable laws.
- Interview, hire, train, develop, and mentor employees; plan, assign, and direct work; appraise performance; reward and discipline employees; address complaints and resolve problems.
Qualifications
- High school diploma or equivalency required.
- HVAC, CPO, and/or OSHA certification or other certifications preferred.
- 4+ years as a Maintenance Supervisor or similar position.
- Basic knowledge of relevant regulations and codes governing maintenance activities.
- Prior experience managing and leading a team.
- May require working knowledge of building systems, including fire suppression, security systems, cooling towers, pool equipment, domestic water pumps, generators, and elevator equipment.
- Driver's license required.

- Intermediate command of computer hardware/software, specifically Microsoft Office Suite.

- Ability to prioritize tasks and delegate them when appropriate.

Physical Requirements
- Ability to lift 50lbs. following appropriate safety procedures.
- Ability to work in an upright standing position for long periods of time.
- Ability to crawl in small and tight spaces.
- Ability to work in different environmental working conditions.
- Ability to walk and climb stairs.
- Ability to stoop and bend.
- Extensive use of fingers for typing and visual use of the computer monitor.
- Handle, grasp, feel objects and equipment.
- Reach with hands and arms.
- Ability to quickly and easily navigate property/buildings.
- Repeat various motions with wrists, hands, and fingers.
- Ability to detect auditory and/or visual emergency alarms.
- May be required to perform work outdoors during all seasons.
- Ability to climb ladders and work at heights above ground level.
- Ability to hear, understand, and respond appropriately to verbal requests made in person and over the telephone.
- Visual ability correctable to 20/20.
- Ability to respond verbally in an understandable, professional manner in person and over the telephone.
- This position requires some travel to purchase or pick-up materials/supplies or attend off-site training sessions.
- Ability to work extended hours and weekends if needed.
- Valid Driver's License required.
Able to work under pressure, maintain composure, and utilize good judgment during emergency/difficult and stressful situations.
