  • Direct the pre-construction planning activities, encompassing project scope, budgeting, and scheduling.
  • Engage with architects, engineers, and other consultants to ensure project designs align with client expectations and regulatory standards.
  • Create and execute project management plans that define project objectives, timelines, resources, and risk management strategies.
  • Project Execution:
  • Supervise the construction process, ensuring compliance with the project plan, specifications, and quality benchmarks.
  • Coordinate with subcontractors, suppliers, and internal teams to facilitate efficient execution of construction phases.
  • Manage daily operations on-site, ensuring that construction activities are performed safely, on schedule, and within budget.
  • Budget and Cost Management:
  • Develop and oversee project budgets, including detailed cost estimates, cost tracking, and financial reporting.
  • Monitor and regulate project expenditures to ensure alignment with the budget.
  • Identify and implement cost-saving strategies and value engineering opportunities.
  • Scheduling and Timelines:
  • Establish and maintain project schedules, ensuring that all milestones are achieved.
  • Track progress against the schedule and make necessary adjustments to address delays or other challenges.
  • Ensure the availability and coordination of materials, equipment, and labor to meet project timelines.
  • Quality Control and Compliance:
  • Implement quality assurance procedures to ensure that all construction work meets or exceeds industry standards and project specifications.
  • Conduct regular site inspections and audits to verify compliance with building codes, safety regulations, and environmental standards.
  • Address and resolve any quality-related issues that arise during construction.
  • Team Leadership and Coordination:
  • Lead and manage project teams, including project engineers, superintendents, and subcontractors.
  • Promote a collaborative and high-performance work environment.
  • Facilitate regular team meetings to review progress, tackle challenges, and ensure alignment with project objectives.
  • Client and Stakeholder Management:

Qualifications:

  • Experience: A minimum of 8-10 years in construction project management, with at least 5 years in multifamily residential construction.
  • Education: A Bachelor's degree in Construction Management, Civil Engineering, or a related field is preferred.
  • Skills:
  • In-depth knowledge of multifamily construction methods and best practices.
  • Demonstrated experience managing large-scale construction projects from start to finish.
  • Exceptional project management skills, including budgeting, scheduling, and resource allocation.
  • Proficient in project management software (e.g., Procore, MS Project) and Microsoft Office Suite.
  • Strong leadership and team management capabilities.
  • Excellent communication and interpersonal skills.
  • Certifications: PMP (Project Management Professional) certification is preferred. OSHA 30-Hour Construction Safety Certification is a plus.
