Your role will involve conducting regular inspections and maintenance tasks while implementing preventative strategies to prolong the lifespan of our equipment and minimize potential risks.

We are looking for an individual capable of performing a variety of skilled and semi-skilled physical tasks, demonstrating a solid understanding of basic carpentry, painting, landscaping, and grounds upkeep. This position is vital for the daily operations and upkeep of the property, working under the guidance of the Service Supervisor or Property Manager. Key responsibilities include addressing all maintenance service requests as assigned and overseeing the functionality of all building systems. This role reports directly to the Service Supervisor or Property Manager.

Ideal candidates should be diligent problem solvers ready to contribute from day one.

Key Responsibilities

  • Diagnose and repair plumbing, electrical, HVAC, and safety systems (including lighting, locks, smoke/CO2 alarms, etc.)
  • Repair flooring, drywall, and appliances as needed
  • Respond promptly to resident work orders, including after-hours emergency maintenance requests when scheduled
  • Prepare vacant or furnished units for turnover
  • Ensure all equipment is operational and adhere to the preventative maintenance schedule. Maintain secure storage areas, tools, and equipment at all times, fostering a safe work environment.
  • Comply with company and community operational and safety policies and procedures.
  • Document equipment services and repairs accurately
  • Log maintenance requests and close them out upon completion
  • Develop and implement preventative maintenance strategies to ensure efficient operation of buildings and grounds while mitigating safety risks
  • Adhere to all relevant procedures concerning the maintenance, service, repair, and disposal of HVAC and refrigeration equipment and refrigerants
  • Follow health department, city, state, and federal regulations related to pool maintenance to ensure proper water chemistry and sanitation

Qualifications

  • Experience with plumbing repairs, tile work, HVAC systems, appliances, carpentry, and electrical repairs
  • Reliable transportation is essential
  • A combination of education and experience that demonstrates the ability to perform the required tasks
  • Willingness to engage in manual labor while following verbal and written instructions
  • Strong understanding of first aid and safety precautions
  • Ability to work independently and complete daily tasks efficiently
  • Physical capability to lift heavy objects (up to 50 pounds), walk, stand for extended periods, and perform strenuous labor in various weather conditions
  • Proficiency in English (Spanish is a plus)
  • Effective communication skills with tenants and property staff
  • Ability to use tools and equipment safely and correctly
  • Capacity to understand, follow, and convey written and oral instructions
  • Dependable attendance and consistency in schedule
  • Commitment to delivering excellent customer service as part of the community team, ensuring a high-quality living environment

Required Experience:

  • Minimum of 1 year of maintenance experience in multifamily settings
  • 1 year of HVAC experience (preferred)

Licenses/Certifications:

  • Driver's License (required)
  • HVAC Certification (preferred)
  • CPO Certification (preferred)

Compensation:

$18 - $20 hourly (negotiable based on experience)
