Job Description:
- We are seeking an experienced Grade II Facilities Maintenance Engineer to join our team at Cousins Properties in Austin, TX.
- As a key member of our operations team, you will be responsible for maintaining and repairing electrical, HVAC, plumbing, and life safety systems in our commercial buildings.
- You will work closely with our Chief Engineer to ensure that all maintenance tasks are completed efficiently and effectively.
Responsibilities:
- Maintenance and repair of electrical systems, including A.C. circuits, safety procedures, outlet, switch, lighting ballast, and circuit breakers.
- Repair and maintenance of HVAC systems, including DDC devices, pneumatic systems, and minor preventative maintenance of AHUs.
- Plumbing system maintenance, including rebuilding and repairing flush valves and faucets, inspecting and replacing wax bowel seals, and remounting toilets and urinals.
- Life safety system maintenance, including performing required operations, identifying and responding to fire alarms and troubles, conducting weekly inspections of emergency generators and fire pumps, and performing other duties as assigned.
- Miscellaneous responsibilities, including door repairs, security system adjustments, reading and recording tenant utility meters, understanding mechanical drawings and wiring diagrams, and performing remedial tasks such as painting, cleaning, and unclogging drains.
Requirements:
- A minimum of 4 years' experience in the building maintenance industry or a certified and credited trade school degree in HVAC, electronic, or other industry-related trades.
- High School Diploma or GED required.
- Knowledgeable in the safe and proper use of tools, including ladders, lifts, basic hand tools, voltmeter, manual drain auger, safety goggles, ear protection, and fire extinguisher.
- Able to operate heavy equipment such as chillers, generators, switchgear, pumps, air handling units, etc.
- Excellent organizational and problem-solving skills.
- Excellent customer service skills.
- A team player able to work outside core business hours when needed and willing to accept a variety of tasks associated with this position.
- Strong interpersonal skills and ability to work and communicate effectively with all levels of operations.
- A self-starter able to work well with minimal supervision.
- Able to speak, read, write, and understand the primary language(s) used in the workplace.
- Available for shift or weekend assignments, subject to change during tenure.
