About the Role
The O&M Specialist I is a key member of our Building Technologies & Solutions business at Johnson Controls. This position is part of our team supporting the University of North Dakota, and the successful candidate will be based at the Grand Forks campus. The primary responsibility of this role is to maintain University Housing Buildings and Grounds.
Key Responsibilities
The ideal candidate will have hands-on technical, maintenance, and housing facilities experience with a leadership background. Key duties include:
- Performing a variety of repairs and services in a specialized building system environment with a high emphasis on HVAC, Mechanical Systems, building maintenance, carpentry, painting, and plumbing.
- Working knowledge of Electrical / Electronic BAS, and other similar types of related equipment and systems is a plus.
- Service, repair, maintain, monitor, and adjust HVAC systems to keep within allowable parameters.
- Performing a variety of service work, general maintenance, and custodial activities, including carpentry, painting, plumbing, minor grounds keeping, along with facility repairs to building systems, electrical fixtures, appliances, and equipment.
- Planning, selecting, and laying out required materials for service, repair, and preventive maintenance work.
- Working from drawings, schematics, blueprints, job layouts, or verbal instructions and operating a variety of tools and machines incidental to operations.
- Performing all work in accordance with established safety procedures.
- Participating in an on-call rotation schedule to attend to emergency situations at the facility.
- Complying with all company policies and procedures and adhering to company standards.
Requirements
The successful candidate will have:
- Completion of a two-year technical degree, equivalent, or two years' experience in a Facility Maintenance environment.
- Ability to maintain all HVAC systems (AHU's, Chillers, DX sys, pumps, cooling towers, boilers, etc).
- Ability to operate and troubleshoot Fire Alarm and Fire Suppression Systems.
- Knowledge in building Security Systems to include card readers, surveillance cameras, and electronic locking systems a plus.
- Working understanding of UPS and Generator systems.
- Proven Electrical system working knowledge a plus.
- Requires in-depth knowledge of various maintenance fundamentals sufficient to deal with service and repairs requests.
- Must be physically able to perform basic maintenance tasks to the highest caliber, including ability to climb ladders, operate machinery, lift heavy objects weighing up to 50 lbs., etc.
- Must be able to work weekends and holidays as needed.
- Required to use a variety of hand and power tools or man lift.
- Required to possess a valid driver's license.
- Must be a team player committed to working in a quality environment.
- Must be able to pass a thorough background check and subject interview.
