We are seeking an experienced Regional Portfolio Manager to join our team at Commonwealth, a leading Real Estate Management & Brokerage Company in Oregon and Washington. With a portfolio of over 150 investment properties, we offer exceptional benefits and a supportive work environment.

Job Summary

This full-time exempt position is responsible for the management of a portfolio of several real estate investment properties, primarily comprised of manufactured home communities. The successful candidate will be committed to operational excellence and have a proven track record in property management.

The salary for this position is estimated to be between $70,000 and $75,000 per year, plus bonus potential. Our comprehensive benefits package includes:

Key Responsibilities
  1. Develop good working relationships with company clients and staff supporting our clients.
  2. Provide operations support to all properties in your portfolio and support for other communities when needed.
  3. Assure that employee grievances and resident complaints are heard and resolved (with help from appropriate support employees as needed).
Staff Management
  • Provide direction to resident managers and to any company staff, to include scheduling duties and responsibilities, delegating tasks to employees as needed, training, enforcing company policies and procedures, and providing annual reviews of employees and assessing wages and raises.
  • Support the implementation of processes and procedures for associate task performance and ensure quality delivery of services to residents.
  • Ensure all compliance and training requirements are met in a timely manner.
Administrative Management
  • Maintain good communication with support staff.
  • Efficiently interact and coordinate with regional and support staff to negotiate realistic deadlines for needed services.
  • Administer site safety program and risk management programs as appropriate to the site and corporate procedures.
Financial Management
  • Prepare/manage the annual budget and meet financial goals including gross profitability.
  • Establish and recommend rental rates based on market analyses.
  • Review and approve accounts payable.
  • Ensure timely rent collection.
  • Maintain low delinquencies at each property.
