POSITION: Residential Finishing Specialist
REPORTS TO: Lead Maintenance Technician & Property Manager

The purpose of this job overview is to outline the responsibilities and duties associated with the role of Residential Finishing Specialist. While the following information is intended to provide a comprehensive description of this position, it should be noted that some responsibilities may not be specifically addressed. Each individual is expected to perform any reasonable task or request that aligns with fulfilling company objectives.

JOB SUMMARY: In collaboration with the manager and senior maintenance technician, the primary responsibility of the Residential Finishing Specialist is to ensure that all vacated units are restored to a 'market-ready' condition in a timely manner and in accordance with the manager's schedule.

KEY RESPONSIBILITIES

TRAINING

  • Complete all required training courses by the specified deadlines. Commissions and bonuses will not be awarded to anyone with overdue training courses.

GENERAL DUTIES

  • Conduct all activities in compliance with company policies and procedures, as well as state and federal regulations.
  • Inspect and prepare vacated units for painting and complete necessary documentation related to the process.
  • Regularly perform the following tasks to restore the unit to 'market-ready' status:
  • Communicate with the manager regarding specific units that require painting based on priority.
  • Work efficiently to allow other maintenance personnel to complete their responsibilities in the make-ready process.
  • Notify the manager when paint and/or supplies are running low to prevent shortages.
  • Repair wall damage, caulk bathtubs, and fix ceramic tiles as needed.
  • Carry out all tasks in a tidy and efficient manner, including cleaning tools and returning them to their designated storage at the end of each day.
  • Wear the designated uniform as instructed by the manager, which may include providing your own work attire.
  • Utilize protective equipment when necessary, adhering to all safety protocols.
  • Perform additional work duties as assigned by the manager.

QUALIFICATIONS

Must meet all physical requirements and be able to follow directions effectively.

WORK SCHEDULE:

40 hours per week, Monday through Friday. Weekly schedule may vary as needed. Weekend work may be required.

EQUIPMENT REQUIREMENTS:

Must wear back support belts and steel-toed shoes. Safety glasses and gloves are required as tasks dictate. A vehicle suitable for transporting maintenance materials is necessary.

EQUIPMENT USAGE:

An employee in this role must be knowledgeable and skilled in the safe use and maintenance of cleaning tools and equipment, including mops, brooms, vacuum cleaners, carpet cleaning machines, buffers, ladders, hand tools, and more.

PHYSICAL DEMANDS

  • Constant need (66% to 100% of the time) to be on feet.
  • Frequent need (33% to 66% of the time) to perform various physical activities, including bending, climbing, pushing, and reaching.
  • Regular lifting/carrying of supplies and equipment, with a constant need (66% to 100% of the time) to handle lighter items.

VISION REQUIREMENTS

  • Constant need (66% to 100% of the time) to distinguish between painted and unpainted surfaces.
  • Frequent need (33% to 60% of the time) to see clearly beyond arm's reach.

WORKING ENVIRONMENT

Primarily indoors, with occasional outdoor tasks. Frequent exposure to paint and cleaning solvents is expected.

REASONING ABILITY

Moderate reasoning skills are required to follow simple instructions and deal with standardized situations.
