POSITION SUMMARY
Under the guidance of the Chief Executive Officer, the Director of Asset Management is responsible for overseeing the
daily operations of the Greenville Housing Authority's Managed Real Estate Portfolio. This role involves the implementation of policies,
procedures, and practices that ensure each property meets its financial objectives and operational performance targets. The portfolio includes properties financed through various
funding sources such as federal low-income housing tax credits, Project Based Section 8, and other affordable housing financing options. The Director will lead and mentor a growing
team of community management professionals.
Duties & Responsibilities
• Provides comprehensive direction and oversight of daily property management, ensuring effective management of all properties within the Greenville Housing Authority's Managed Real Estate Portfolio.
• Directly supervises all Property Managers, including hiring, training, and providing continuous support; offers constructive feedback on performance and conducts formal evaluations for all Property Managers; develops performance enhancement plans as necessary.
• Responsible for overseeing the initial leasing of all new properties; formulates and executes a succession plan following stabilization.
• Acts as the primary liaison with all lenders, investors, and partners associated with Greenville Housing Authority managed properties; prepares, analyzes, and disseminates monthly owner reports; uploads all relevant data to lender and investor reporting systems.
• Ensures timely and precise reporting, including updates on vacancy rates, budget variances, staffing requirements, upcoming inspections, and other pertinent information.
• Regularly visits site offices, inspects field operations, and reviews periodic reports from community managers to assess the progress of occupancy and maintenance initiatives.
• Monitors compliance with all policies and procedures related to the Landlord Tenant Act, Section 8, Fair Housing practices, LIHTC, and funding sources such as Housing and Urban Development (HUD); collaborates closely with Internal and External Compliance Teams to address compliance issues promptly.
• Responsible for addressing resident relations issues and managing escalated complaints from residents.
