Position Overview:


The Lead Real Estate Operations Manager will report directly to the General Manager and/or Regional Director, overseeing the comprehensive management and upkeep of designated properties.

This role encompasses all financial responsibilities associated with the portfolio, ensuring timely collection of income due to the owner while maintaining expenses in alignment with ownership objectives to meet or exceed net operating income (NOI) targets.

Building strong relationships with tenants is crucial to swiftly address any issues that arise and to enhance tenant satisfaction, ultimately promoting high retention rates.


The estimated base salary for this position is competitive and ranges from $84,000 to $125,000, with opportunities for additional compensation through performance bonuses. This salary range reflects compensation across various locations in the United States, with individual pay determined by factors such as work location, relevant education/training, experience, and internal equity.


Key Responsibilities:
- Cultivate and maintain strong relationships with Property Owners to ensure alignment with objectives.

- Manage the planning, budgeting, and oversight of operating and capital expenditures, including the preparation of annual budgets, forecasts, monthly reports, and variance analyses.


- Oversee accounts receivable and accounts payable processes, ensuring timely collection of rent, management of accruals, payment of expenses, and compliance with lease terms.


- Ensure compliance with all tenant lease agreements, addressing obligations of both Landlord and Tenant.


- Respond to tenant inquiries and coordinate with Property Management and Building Staff Teams to resolve issues effectively.

Maintain robust relationships with tenants.

- Supervise vendor selection and performance, including the preparation of requests for proposals and service agreements, ensuring compliance with established standards.

- Coordinate maintenance scheduling with vendors and tenants.

- Conduct regular property inspections and provide recommendations for asset enhancement.


- Ensure compliance with property safety standards, oversee Fire and Life Safety training, and maintain emergency response plans and documentation.

Manage and mentor team members to achieve exceptional performance, setting and attaining performance goals while fostering their professional development.


Qualifications:
- Bachelor's Degree in business, real estate, or finance preferred.

- Four to seven years of relevant experience.

- Strong grasp of financial principles with the ability to analyze complex financial and business decisions.

- Experience with Yardi and Kardin accounting software is preferred.

- Proven ability to resolve tenant, employee, or management issues effectively.

- Proficient in Microsoft Word and Excel.

- Excellent written and verbal communication skills, capable of producing complex financial and business-related documents.

- Strong organizational skills with attention to detail.

- Demonstrated track record of delivering outstanding customer service to both internal and external stakeholders.
