KEY RESPONSIBILITIES:

  • Evaluate daily work orders and delegate tasks as required. Monitor recurring issues and propose solutions for resolution.
  • Supervise and assess the work executed by engineering personnel. Ensure that tasks are completed, equipment is operational, and client areas are maintained in optimal condition.
  • Develop and implement a preventive maintenance strategy to guarantee that building machinery and systems meet or exceed their expected lifespan.
  • Examine building systems, including fire safety, HVAC, and plumbing, to confirm that equipment operates within design specifications and meets environmental standards set by clients.
  • Review assigned work orders. Estimate the time and materials necessary for repairs. Maintain an adequate inventory of supplies and tools, ordering materials as needed to complete all tasks.
  • Collaborate with the Chief Engineer or Property Manager and clients to schedule preventive maintenance and minimize business disruptions.
  • Carry out assigned repairs, emergency interventions, and preventive maintenance. Complete maintenance and repair documentation as required.
  • Respond promptly to emergency situations, calling for additional support as necessary.
  • Maintain an energy management program to ensure all systems operate efficiently, keeping operational costs low.
  • Accountable for personal safety and the safety of others affected by your work.
  • Perform additional duties as assigned.
POSITION REQUIREMENTS:
  • High school diploma or equivalent (GED) and a minimum of two years of relevant experience and/or trade school training or a comparable combination of education and experience.
  • A minimum of 5 years of experience in building maintenance.
  • Possession of appropriate licenses/permits for trades as required, such as Journeyman or Master Electrician License or City Licenses (e.g., Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator).
  • Experience in the operation, maintenance, and basic repair of HVAC systems, boilers, heaters, pumps, refrigerant systems, compressors, and water systems.
  • Knowledgeable in energy management systems, techniques, and operations.
  • Comprehensive understanding of all building systems operations, maintenance, and repair.
  • Basic proficiency with Microsoft Office applications, including Outlook, Word, and Excel.
  • Thorough understanding of HVAC, electrical, and building automation systems.
  • Ability to comprehend and provide general instructions in standard situations.
  • Strong organizational and analytical capabilities.
  • Effective communication skills.
  • Strong customer service orientation.
  • May require shift work and/or on-call responsibilities.
  • Physical ability to stoop, stand, climb, and frequently lift a minimum of 50 lbs. of equipment (e.g., pumps, tools, ladders) and safely install rigging/lifting devices.
  • Capable of lifting and carrying objects weighing up to 50 pounds for distances of up to 30 feet.
  • May be required to work extended hours without relief in response to priority/emergency situations.
  • Ability to climb ladders and stairs.
