Position Overview
The Property Leasing Consultant plays a crucial role in managing all inquiries from military families in collaboration with the property management team. This role encompasses various leasing activities within the PPV housing office, including leasing properties to potential clients, assessing applicants, executing lease agreements, maintaining resident documentation, ensuring compliance with Government regulations, facilitating social initiatives, engaging with resident groups, and supporting the Community Director and Community Manager in adhering to all policies and compliance mandates of Hunt Companies, Inc.

Key Responsibilities

  • Manage all inquiries from military families in partnership with the property management team.
  • Execute all leasing operations, including property showings and timely lease signings and renewals.
  • Assess applicants in line with Government compliance standards.
  • Coordinate move-in schedules and conduct pre-move-in inspections for incoming military families.
  • Oversee move-out processes, including pre-inspections and final inspections for departing military families, calculating any damage charges, and delivering final utility bills when necessary.
  • Receive and document service requests, forwarding them to the appropriate maintenance personnel.
  • Ensure that resident and maintenance files are accurately maintained.
  • Conduct routine market analysis to inform leasing strategies.
  • Assist the Community Director and/or Community Manager in ensuring adherence to property legal documents.
  • Help organize and schedule community events, educational programs, recreational activities, and family gatherings, which may require flexible working hours.
  • Develop and recommend advertising and marketing strategies to attract prospective tenants.
  • Conduct property assessments by researching and analyzing current market rates, economic trends, and competitive properties.
  • Promote the property by advertising vacancies, engaging potential tenants, creating marketing materials, and participating in community events.
  • Prepare properties for viewings by inspecting premises.
  • Showcase properties by arranging appointments, providing leasing information, and highlighting key benefits such as location, amenities, and tenant satisfaction.
  • Finalize leases by reviewing contract terms, negotiating conditions, and securing signatures and payments.
  • Create and manage advertising across various platforms.
  • This role requires driving for the company using a company vehicle, rental vehicle, or personal vehicle.

Qualifications

  • High School Diploma or GED is required; a Bachelor's Degree in Business Administration, Property Management, or a related field is preferred.
  • Previous leasing experience is required.
  • Proficiency in computer usage and familiarity with standard office software such as Email, Word, Excel, and internet browsers is required.
  • Previous sales experience is preferred.
  • Strong customer service skills are essential.
  • Ability to conduct property showings in various weather conditions.
  • Demonstrated ability to handle confidential information with discretion.
  • Excellent written and verbal communication skills, with the ability to engage professionally with individuals at all levels.
  • Capacity to manage multiple priorities under tight deadlines in a dynamic environment.
  • A high level of professionalism, strong work ethic, and integrity are required.
  • Ability to independently resolve issues and take responsibility.
  • Must be a reliable, self-motivated team player with strong attention to detail and client management skills.
  • Must demonstrate discretion and maintain a professional demeanor.
  • Ability to develop and implement innovative strategies to address complex business challenges.
  • Proactive in identifying client needs and making recommendations for solutions.
