Job Summary

We are seeking a highly skilled Regional Property Manager to oversee a portfolio of 11 assets in the Bakersfield, Arden, and Lamont areas. The successful candidate will be responsible for maintaining positive resident relations, meeting financial objectives, and protecting the value and integrity of the real estate.

Key Responsibilities
  • Review and present annual budgets for approval by senior management.
  • Monitor property budget performance and prepare monthly variance reports.
  • Approve or disapprove expenses exceeding the Property Manager's authority level.
  • Collaborate with senior management to establish rent levels and ensure timely collection of rents.
  • Monitor recertification processes and negotiate vendor contracts.
  • Work with Superintendents and Regional Maintenance Coordinators to implement maintenance programs.
  • Meet with clients quarterly to review property performance and client satisfaction.
  • Ensure building and grounds are well maintained and provide for life safety systems.
  • Provide timely submission of financial reporting and maintain detailed written records.
  • Maintain budgeted occupancy goals and follow company marketing policies.
  • Recruit, hire, train, and develop personnel to meet regional staffing requirements.
  • Collaborate with senior staff on salary adjustments and promotion of personnel.
  • Create and maintain active resident relations programs.
  • Assess property security needs and implement security programs.
Requirements
  • High school diploma or GED equivalent.
  • 5-8 years of direct affordable housing experience.
  • 3-5 years of supervisory experience.
  • Minimum of 3 years of regional property management experience.
  • A current driver's license in good standing.
  • Direct experience with tax credit programs.
  • Knowledge of LIHTC and HUD regulations.
  • Knowledge of landlord and tenant laws.
  • Advanced proficiency with Microsoft Office applications.
  • Excellent customer service skills.
  • Strong managerial skills.
  • Ability to work with a diverse group of people and personalities.
  • Outstanding verbal and communication skills.
  • Superb attention to detail.
  • Ability to manage multiple projects and priorities simultaneously.
Preferred Qualifications
  • Bachelor's degree.
  • Tax Credit Specialist or Certified Occupancy Specialist certifications.
  • Experience with marketing and leasing techniques.
