Service Manager Responsibilities

Key Responsibilities:

  • Perform daily inspections of property exterior and interior to maintain company brand standards.
  • Escalate and communicate inspection findings, resident inquiries, and other concerns as necessary to management.
  • Manage property P&L and control spending to the budget.
  • Utilize property management software to check for work orders in a timely and continual manner.
  • Complete documentation in a timely and detailed manner following a completed work order request.
  • Diagnose and perform minor and routine maintenance/repair on a daily basis.
  • Manage all make-ready turns in a timely manner according to company standards, policies and procedures.
  • Supervise maintenance technicians and housekeeping personnel.
  • Oversee outside vendors to ensure the completion of work in an efficient and cost-effective manner.
  • Complete all assigned repairs and projects efficiently in accordance with Company policy and procedures, and code requirements.
  • Maintain accurate records of preventative maintenance performed and any follow-up actions required.
  • Assist with preventative cosmetic and mechanical maintenance as needed.

Weekly Safety Checks:

Perform weekly safety checks throughout the facility to ensure a safe and clean environment for all patrons to eliminate hazards.

Additional Responsibilities:

  • Assist in creating key sets for team members, residents, and vendors as requested.
  • Interact with residents, guests, and employees in a hospitable manner.

Qualifications:

  • Minimum of 5 years maintenance experience or equivalent technical experience.
  • Strong understanding of building systems (HVAC, electrical, plumbing, local code, building standards & customer service skills).
  • Experience with reporting on monthly P&L statements to ownership, contract negotiation, and vendor management.
  • Effective leadership skills.
  • Strong attention to detail, follow-up, and excellent organizational skills.
  • Ability to treat sensitive/confidential information with appropriate discretion.
  • Resilient and teamwork-oriented; able to multi-task and handle competing priorities.
  • Strong sense of urgency, adaptability, flexibility, and ability to function professionally under pressure.

Preferred Qualifications:

  • Experience with Entrata.
  • Good working knowledge of office equipment and procedures, including computers, photocopiers, printers, telephone systems, etc.

Requirements:

  • 5+ years of working experience in the industry or relevant building maintenance required.
  • 2+ years of managing team members.
  • CPO (not required but a plus).
