Work Schedule: The typical work hours will fluctuate based on operational needs, generally from Monday to Friday, 7 AM to 4 PM.

This role involves applying a solid level of expertise in addressing work requests, diagnosing issues, and executing both emergency and routine maintenance on various building systems and equipment within a commercial environment.

As a key member of a self-directed work team, this multi-skilled position may involve performing repairs and general maintenance tasks, while also providing support to licensed trades as required. A comprehensive understanding of maintenance equipment and operations for the designated area is essential, along with the capability to work within specified machine tolerances. Duties may also include general maintenance tasks such as minor carpentry, painting, and sheet metal work.

Key Responsibilities:

  • Adhere to safety protocols, including job hazard analysis and lockout/tagout procedures, while utilizing personal protective equipment as necessary.
  • Operate, maintain, and repair all facility and production-related equipment in accordance with company policies and standards.
  • Investigate equipment malfunctions, inspect, replace, modify, and maintain all building systems and related equipment.
  • Conduct planned maintenance on all building systems while being attentive to customer requirements.
  • Utilize troubleshooting techniques on mechanical systems such as HVAC, pumps, hydraulic systems, and compressed air systems to identify issues and implement repairs efficiently.
  • Carry out preventive maintenance inspections as scheduled.
  • Develop and execute planned maintenance procedures, estimate job requirements, and manage spare parts inventory.
  • Assist in the installation and inspection of new equipment and service installations.
  • Provide support to colleagues, contractors, vendors, project managers, and engineers as needed for project and renovation tasks.
  • Comply with all relevant regulations, codes, and standards, as well as health and safety practices.
  • Perform preventive maintenance as scheduled in the Computerized Maintenance Management System (CMMS).
  • Respond to customer inquiries regarding work orders while ensuring compliance with codes and industry standards.
  • Propose improvements to maintenance methods and equipment performance.
  • Utilize various diagnostic tools and instruments to enhance energy efficiency solutions.
  • Employ a range of tools and technology, including hand tools and diagnostic hardware, to execute tasks.
  • Maintain a structured schedule while demonstrating flexibility in daily activities to benefit customer needs.
  • Perform additional duties as assigned by management.

Minimum Qualifications:

  • High school diploma or equivalent experience.
  • Three years of maintenance experience in relevant trades such as Industrial HVAC, Mechanical Machine Repair, or Automotive Repair.
  • Capability to operate aerial lifts or scissor lifts at heights of 30 feet or more.
  • This position does not offer sponsorship for work authorization in the United States.

Additional Information:

  • Successful candidates must pass a pre-employment substance abuse test.
  • A valid Driver's License may be required.
  • Ability to obtain a security access badge may be necessary.
  • This role may involve various shifts, weekends, and alternative work schedules.

Physical Requirements:

  • Some tasks may involve repetitive wrist movements.
  • Extensive walking throughout facilities may be required during the workday.
  • Ability to climb ladders and stairs as needed.
  • Flexibility to bend, stoop, squat, and reach during work hours.
  • Capability to differentiate colors related to wire coding.
  • Ability to read and comprehend information from various documents and computer screens.
  • Proficiency in using office equipment and operating a computer keyboard.
  • Ability to attend meetings and potentially travel to various locations.
  • Effective communication skills for interactions with others.
  • Demonstrated proficiency in computer use, including Microsoft Office applications.
  • Ability to move light to medium weight materials as necessary.
  • Maintain professionalism and a friendly demeanor in all client interactions.
