Job Summary

We are looking for a seasoned professional to lead our Asset Management Team in acquiring and managing county facilities, disposing of county property, and handling special projects. The ideal candidate will have excellent communication and negotiation skills, as well as a strong understanding of real estate transactions and property management.

Key Responsibilities

  1. Maintain accurate records within our leasing software, YARDI.
  2. Coordinate tenant improvements, maintenance, and repair activities, as well as demolition of structures and certificates of insurance at leased properties.
  3. Assist in processing billing invoices for lease-related expenses.
  4. Prepare lease reports and analysis.
  5. Negotiate real estate transactions with sellers, attorneys, associations, consultants, and governmental agencies.
  6. Resolve problems in acquiring property interests using sound judgment and knowledge of real estate practice and acquisition procedures.
  7. Collaborate with management, staff, title examiners, attorneys, and outside consultants to achieve successful negotiations.
  8. Secure documents necessary to provide clear title and conduct investigative discussions with purported owners or representatives.
  9. Prepare offer, counter-offers, board agenda, and ordinance packages.
  10. Justify settlements through written reports and oral presentations to management and user divisions.
  11. Maintain and monitor project files, information, project reports, contact records, instruments, and contract provisions.
  12. Track all assigned projects through our computer tracking system.
  13. Review appraisals, title reports, and legal documents.
  14. Represent the division in a professional, courteous, and competent manner.
  15. Perform duties associated with surplus real property sales, including advertising, web page updates, notifications, auction setup, and bid openings in compliance with Florida Statute.
  16. Respond to inquiries from the public about county-owned property for sale.
  17. Respond to citizen inquiries and complaints related to county-owned property.
  18. Coordinate and process requests for conveyances between the county and other governmental agencies.

Requirements

We are looking for a candidate with a Bachelor's degree in Business Administration, Public Administration, or Liberal Arts, and two years of related experience in land acquisition, leasing, property management, or abstract and title examination. Alternatively, an equivalent combination of education, training, or experience is acceptable.

The ideal candidate will possess:

  • Property management skills
  • Detail-oriented, ability to plan, organize, and coordinate work projects
  • In-depth understanding of basic real estate transactions
  • Strong written and verbal communication skills
  • Ability to manage competing priorities, work well under pressure, and remain flexible to constantly changing schedules and demands
  • Ability to establish credibility and be decisive, coupled with the ability to recognize and support the organization's preferences and priorities
  • Experience with Microsoft Office Suite
  • Experience with or the ability to learn Yardi software within 6 months of hire
  • Licenses/Certifications: Licensed Real Estate Broker or Salesperson, Certified Commercial Investment Member (CCIM), Certified Property Manager (CPM), Real Property Administrator (RPA)
