Job Description
The Maintenance Operations Specialist will be responsible for performing routine property maintenance and repairs, as well as conducting preventive maintenance tasks to ensure the longevity of our assets. This may include HVAC, plumbing, electrical, and carpentry work, among other duties. The ideal candidate will have strong problem-solving skills, be able to work independently, and possess excellent communication and customer service skills.

Responsibilities
* Perform routine property maintenance and repairs as needed or requested by residents and/or property management staff.
* Conduct preventive maintenance tasks according to established guidelines and schedules.
* Maintain adequate maintenance supply inventory, including selecting and ordering supplies and monitoring the maintenance supply budget.
* Schedule, coordinate, and supervise the work of outside vendors as needed.
* Maintain compliance and coordination with local, state, property, and Company safety regulations, coordinating with police, fire, and utility inspectors as necessary.
* Assist with community cleaning as requested or required, complete routine paperwork, and attend staff meetings and quarterly maintenance trainings as required.

Requirements
* High school diploma or equivalent required.
* 4+ years of maintenance experience preferred.
* Special Engineers License preferred.
* Certified Pool Operators (CPO) certification is preferred.
* Ability to work from drawings, verbal instructions, or sketches, maintain confidential information, and deal tactfully with residents, owners, managers, other staff members, vendors, and the general public.
* Must possess a valid driver's license, acceptable driving record, access to a vehicle, and the state-mandated level of auto insurance, and not pose a direct threat to the health or safety of other individuals in the workplace.
