On-Site Maintenance Superintendent

Imagineers LLC is a reputable property management firm with a strong presence in the industry.

We are currently looking for a qualified On-Site Maintenance Superintendent to oversee a property in the Branford area. The Site Superintendent plays a crucial role in the effective planning, management, and evaluation of daily maintenance and facility operations for the community. Responsibilities encompass both supervisory and hands-on tasks related to the maintenance of 346 residential units across 28 buildings, as well as public amenities including a clubhouse, swimming pool, and tennis courts.

The Site Superintendent will report directly to the property manager and will supervise a maintenance assistant. Additionally, this role often serves as the designated supervisor for service contracts and maintenance projects involving external contractors, granting significant authority in overseeing and directing the work of others.

Key Responsibilities:

  • Conduct interior and exterior carpentry and repairs
  • Perform painting tasks for both interiors and exteriors
  • Manage sheetrock installation and finishing
  • Oversee custodial services and trash removal
  • Handle gutter maintenance
  • Execute basic masonry and asphalt work
  • Address leak repairs and minor mitigation efforts
  • Conduct siding repairs
  • Perform power washing services
  • Manage landscaping repairs and general grounds upkeep
  • Conduct seasonal roof raking
  • Assist with minor snow removal and handyman services
  • Utilize ladders as necessary for various tasks
  • Respond to emergency service requests and troubleshoot issues
  • Conduct routine property inspections to identify maintenance needs and report findings to the Community Association Manager
  • Oversee contractor activities.
