Position Overview
The Operations Supervisor is responsible for managing daily financial transactions and tasks related to the community's financial operations. This includes:
- Collecting and posting rents, fees, and other payments.
- Preparing daily bank deposits and monthly financial reports.
- Processing invoices and payables efficiently.
Key Responsibilities
1. **Financial Management**: Utilize property management software to accurately enter transactions, ensuring system integrity through regular updates and backups.
2. **Resident Account Oversight**: Review resident files and accounting records to identify unpaid or late fees, communicate with residents regarding outstanding balances, and implement collection procedures to enhance revenue.
3. **Vendor Relations**: Review and submit vendor invoices for payment by reconciling services rendered or products purchased, obtaining necessary approvals, and coding charges appropriately.
4. **Eviction Procedures**: Adhere to established company procedures regarding evictions, including issuing proper notices and representing the community in court when necessary.
5. **Move-Out Processing**: Manage resident move-outs by reviewing lease terms, applying appropriate fees, and ensuring compliance with legal requirements.
6. **Resident Satisfaction**: Promote resident satisfaction by addressing complaints and requests promptly, taking necessary actions to resolve service issues.
7. **Supervisory Role**: Act as the on-site supervisor in the absence of the community manager, organizing daily tasks, coordinating maintenance activities, and ensuring compliance with company policies.
8. **Leasing Support**: Assist with leasing activities, including showing apartments to prospective residents and processing applications.
Compensation and Benefits

Education and Qualifications
- High School diploma or equivalent required.
- Strong mathematical skills are essential.
- Valid Driver's License is required.
Criminal History Record

Drug Screening
Employment is also contingent upon passing a Drug Screening Test. Capstone does not employ individuals who test positive for illegal substances or alcohol abuse.
