Job Title: Senior Project Manager

The Senior Project Manager is responsible for overseeing the planning, organization, and control of all resources necessary for the successful execution of a project.

Key Responsibilities:

  • Develop and implement project plans, including safety, quality, schedule, cost, and owner relationship goals.
  • Provide input and supervision for pre-construction services, such as purchase orders, subcontracts, schedules, job cost set-up, bid packages, and project pre-planning.
  • Collaborate with the VP of Operations to obtain the necessary personnel resources to properly staff the project.
  • Ensure 100% detailed knowledge of the project scope.
  • Review project proposals or plans to determine the time frame, procedures for accomplishing the project, staffing requirements, and allocation of available resources to various phases of the project.
  • Manage the financial aspects of contracts, ensuring job margin analysis is completed on a regular basis.
  • Develop a baseline project schedule with assistance from the Superintendent and/or VP of Operations.
  • Monitor and report project cost and schedule performance, recommending corrective actions if necessary.
  • Manage the scope of work and have mastery of the contract documents.
  • Proactively identify changes in work scope and ensure appropriate planning measures are taken with internal and external project team members to reassess and amend the scope of work requirement and timeline.
  • Analyze and resolve issues that have the potential to jeopardize the ability to meet agreed-upon deliverables.
  • Review change orders for accuracy.
  • Review and take action on contractor pay requests and invoicing.
  • Review status reports prepared by project personnel and modify schedules or plans as required; prepare project reports for Level 10 management, owner, or others.
  • Manage claims; identify and resolve potential claims with subcontractors/suppliers.
  • Participate in project coordination meetings.
  • Ensure adherence to insurance, safety, labor relations, EEO, and tax regulations.
  • Monitor and ensure quality control.
  • Collaborate with the Safety Director to ensure jobs have safe working conditions and safe work practices are in place.
  • Establish and maintain positive relationships with key owners and architects.
  • Accountable for project completion and financials, Critical Success Factors, Customer Satisfaction Results.
  • Direct and ensure timely completion of project close-out activities.
  • Other duties as requested.

Requirements:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
  • 10 years of project management experience in the construction industry.
  • Excellent communication skills and interpersonal skills.
  • Proficient computer skills in Microsoft Office Suite, Project Management software (Prolog or similar), and Scheduling software (Primavera or similar).
  • Ability to identify and resolve complex issues.
  • Effective participation in a team environment.
  • Bachelor's degree a plus but not required.
  • Strong emphasis on fostering a safe working environment for all employees.

Working Conditions:

  • Duties require physical abilities such as repetitive hand and finger motion, sitting, standing, walking, as well as extending hands and arms in work areas.
  • The individual is required to occasionally move around the office and constantly operate a computer and other office machinery, etc.
