The City of New York's Department of Health and Mental Hygiene (NYC DOHMH) is seeking a proactive and skilled Supervisor of Mechanical Installations & Maintenance Level 2 to join the Bureau of Facilities Planning & Administrative Services. This role is crucial in ensuring the effective operation and maintenance of HVAC systems across various facilities.

The ideal candidate will possess a robust background in Preventive Maintenance for HVAC systems, with comprehensive knowledge of building mechanical systems, HVAC equipment, and their components, including mechanical controls and electrical systems.


Key Responsibilities:
  • Oversee the Preventive Maintenance (PM) of HVAC equipment, ensuring compliance with ASHRAE Standards and manufacturers' specifications.
  • Conduct inspections and evaluations of HVAC systems in all facilities, recommending necessary corrective actions.
  • Ensure all installations, repairs, and maintenance activities adhere to federal, state, and local regulations.
  • Manage staffing schedules and maintain accurate employment records related to PM operations.
  • Plan and supervise the Preventive Maintenance Team, assigning tasks to ensure timely completion.
  • Develop and implement a comprehensive preventive maintenance program for building mechanical systems.
  • Conduct extensive surveys of building systems to maintain a State of Good Repair.
  • Coordinate with HVAC Service Managers to evaluate and address maintenance needs.
  • Monitor contractor performance to ensure quality service delivery within agreed timelines.
  • Prepare management reports on energy efficiency initiatives based on collected data.
  • Analyze cost benefits of the PM Program to demonstrate its effectiveness.
  • Propose improvements to enhance the efficiency of the PM Program.
  • Collaborate with IT and Facilities Planning Departments for system enhancements.
  • Utilize a computerized maintenance management system to document maintenance activities.
  • Initiate an Asset Management Program to track HVAC equipment details.
  • Manage purchasing and inventory control for maintenance supplies.
  • Research vendors for maintenance parts and equipment procurement.
  • Implement productivity and cost-saving measures while ensuring health and safety compliance.

Minimum Qualifications:
  • A four-year high school diploma or equivalent, with five years of relevant experience managing construction projects.
  • Or a combination of education and experience totaling five years.
Preferred Skills:
  • Strong communication skills and ability to foster effective relationships.
  • Experience in HVAC systems maintenance.
  • Ability to manage multiple assignments and meet deadlines.
  • Valid OSHA30 Construction Certification.
Residency Requirement:
NYC residency is not required for this position.
