About the Role

Atria Senior Living is seeking a highly skilled Maintenance & Fire Safety Director to join our team. As a key member of our community, you will be responsible for managing a team of maintenance and housekeeping personnel, ensuring the physical condition of our community meets Atria's operational and safety standards.

Responsibilities
  • Manage and supervise maintenance, housekeeping, laundry, and janitorial personnel, including interviewing, hiring, training, developing, and evaluating assigned staff.
  • Implement and monitor programs to maximize revenue, control expenses, and improve customer satisfaction.
  • Manage all maintenance needs of assigned community to ensure physical condition and contribute to Atria's annual business goals.
  • Manage customer service requests using the Facility One work order system, including prioritization and delegation to assigned staff.
  • Assist in developing the annual maintenance operating budget and manage department expenditures within approved budget.
  • Purchase parts, chemicals, and paint according to national account spending requirements.
  • Supervise and train the Deputy Fire Safety Director and other Fire Safety brigade staff, including conducting initial and periodic refresher training.
  • Stay familiar with the provisions of the FDNY plan and conduct staff training and fire and non-fire emergency drills required by the fire code.
  • Inspect grounds, buildings, and apartment homes on a regular basis to ensure all physical aspects are fully functional.
  • Inspect and monitor community and apartment homes to ensure housekeeping, janitorial, and laundry employees meet company standards.
  • Implement or direct the implementation of all applicable Atria policies and procedures, ensuring compliance as needed.
  • Negotiate with external maintenance vendors and suppliers as needed, monitoring and enforcing contract terms via communication with the Executive Director.
  • Ensure compliance with all federal, state, and local laws, including Fire Safety and Fair Housing regulations.
Requirements
  • Must be capable of completing the requirements for certification of FDNY Fire & Life Safety Director within the first 6 months of employment. Current FDNY Fire Safety Director Certification is preferred.
  • High school diploma or general education degree (GED) required.
  • Three to five years of multi-family property management or other building maintenance experience performing the duties of Maintenance Technician or Maintenance Director.
  • Ability to perform basic arithmetic skills, including measurement, addition, subtraction, multiplication, and division, to do basic calculations and analysis.
  • Solid performance management skills, including the ability to communicate performance expectations, document performance conversations, coach, and document performance issues.
  • Demonstrated ability to use independent judgment and discretion to make decisions designed to achieve company expectations and goals for the community.
  • Basic computer skills, ability to use Microsoft Office, and ability to operate standard office equipment.
  • Ability to frequently use general maintenance tools, supplies, and equipment, including hand tools, pressure washers, blowers, paint equipment, extractors, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters, and safety equipment, and ability to train others in their safe and appropriate use.
  • Ability to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment, and to access and work in confined spaces.
