Key Responsibilities
  • Plan and manage financials for commercial construction projects from start to finish.
  • Organize and oversee commercial construction procedures to ensure timely and efficient completion.
  • Negotiate contracts with external vendors to achieve profitable agreements.
  • Obtain necessary permits and licenses from relevant authorities.
  • Hire contractors and subcontractors, allocating responsibilities as needed.
  • Provide leadership in initial planning stages, collaborating with clients, architects, engineers, and other stakeholders to develop detailed project descriptions.
  • Schedule and coordinate preconstruction projects, budgeting time to meet deadlines.
  • Review project specifications, prepare and submit budget estimates, and communicate regularly with sales regarding budget progress and costs.
  • Address unexpected complications or issues promptly.
  • Ensure safety standards and guidelines are followed on the jobsite, meeting all safety codes.
  • Measure project performance using appropriate systems, tools, and techniques.
  • Oversee contract negotiations, revisions, and additions, ensuring adherence by all parties.
  • Collaborate with clients, supervisory staff, contractors, and design professionals to discuss and resolve problems, including work procedures, complaints, and construction or design issues.
  • Develop and maintain good working relationships with various stakeholders, including owners, managers, subcontractors, designers, supervisors, tradespersons, and craft workers.
Requirements
  • Proven experience as a commercial construction project manager.
  • In-depth understanding of commercial construction procedures and material and project management principles.
  • Excellent verbal and written communication skills.
  • Good knowledge of MS Office, Procore, ERP software, Bluebeam, Excel.
  • Familiarity with construction/project management software.
  • Thorough understanding of contracts, plans, specifications, and regulations.
  • Ability to remain flexible and efficient in a fast-paced environment.
  • Ability to make intelligent and quick decisions, work well under pressure, and address unexpected occurrences or delays.
  • Ability to effectively multitask while analyzing and solving problems.
  • Thorough understanding of engineering, architectural, and other construction drawings.
Education and Experience
  • 5-7 years of experience in project management within commercial construction.
Physical Requirements
  • Ability to traverse and inspect all areas of the jobsite in various weather conditions.
  • Ability to lift up to 50 pounds at a time.
  • May require travel.
  • Exposure to characteristic construction site dangers.
  • Ability to be on-call to address delays, emergencies, and other issues at the jobsite.
