Position Summary
The Roving Assistant Property Manager plays a vital role in supporting the Property Managers to enhance operational excellence and boost property performance. This role involves engaging with customers to assess their storage needs and providing effective, real-time solutions. Daily responsibilities include addressing inquiries, resolving issues, and offering general information about our organization and its policies. The position requires active involvement in inspecting, preparing, and maintaining storage units and property grounds to uphold the highest standards of cleanliness, safety, and aesthetic appeal.
Key Responsibilities:
- Demonstrate and lease storage units, parking spaces, and office suites.
- Convert leads from various sources into successful rentals.
- Manage account receivables through collections, payment processing, and accurate daily closing procedures.
- Assist customers in selecting appropriate unit sizes and offer merchandise for sale.
- Provide prompt, enthusiastic, and professional greetings to all new customers and tenants.
- Address tenant concerns effectively and escalate to management when necessary.
- Ensure compliance with company standards for cleanliness, appearance, and professionalism.
- Conduct daily inspections of the facility for cleanliness and security, performing thorough checks weekly.
- Oversee multiple facilities according to a schedule set by management.
- Travel to various facilities within the assigned area as required.
- Perform additional essential duties as assigned.
Essential Skills:
- Exceptional written and verbal communication abilities.
- Strong business acumen, including knowledge of state lien laws and local regulations.
- Commitment to delivering an outstanding customer experience.
- Proactive approach to property maintenance and needs assessment.
- Adaptability to new technologies and evolving industry standards.
Qualifications:
- Valid driver's license, insurance, and reliable transportation are required.
- Self-motivated with a strong desire to excel in all responsibilities.
- 1-3 years of relevant experience in a customer-facing role with management duties.
- Basic understanding of budgets and profit & loss statements.
- Excellent interpersonal and communication skills, both in person and over the phone.
- Able to work independently and collaboratively within a team.
- Proficient in computer applications, including Microsoft Office and Outlook.
- Willingness to perform light maintenance tasks as needed.
Compensation and Benefits:
This full-time position offers a competitive hourly wage, along with potential bonuses. Employees are expected to work weekends as needed. Benefits include health, dental, and vision coverage, a 401K plan with company contributions, paid time off, and a uniform stipend.
