Job Overview

Position Summary

The Facilities Maintenance Specialist is responsible for ensuring that the property is kept in a safe, appealing, and hygienic condition. This role includes assisting with various maintenance tasks as needed.

Key Responsibilities

  • Foster positive and professional relationships with fellow staff members and collaborate effectively with other maintenance personnel.
  • Engage professionally with current and prospective residents.
  • Maintain a professional rapport with any contracted laborers on site.

A. Corrective Maintenance Responsibilities

1. Address service requests according to work orders, adhering to company protocols:

  1. Enter residences at the resident's convenience, when feasible.
  2. Conduct necessary repairs.
  3. Ensure thorough cleanup after work is completed.
  4. Observe and report any unusual conditions within the apartment (e.g., number and size of pets).
  5. Leave a notice detailing the work performed in the apartment.

2. Assist with the preparation of apartments for new residents:

  1. Paint as required.
  2. Clean carpets, windows, and appliances.
  3. Service appliances, plumbing, and electrical fixtures.
  4. Repair or replace outdated or faulty components.
  5. Check and secure locks.
  6. Replace burnt-out light bulbs.
  7. Report any unusual issues.

B. Preventive Maintenance Duties

1. Conduct regular inspections of the grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment:

  1. Assess for cleanliness and appearance.
  2. Look for structural cracks.
  3. Identify excessive wear.
  4. Detect faulty components.

2. Execute repairs or replacements as necessary, with the maintenance supervisor's approval.

3. Adhere to and maintain the Preventive Maintenance Schedule established for the property.

C. Emergency Maintenance Duties

  1. Provide on-call maintenance for evening, weekend, and holiday emergencies.
  2. Possess knowledge of power, water, and gas shut-off locations, as well as fire extinguishers and hydrants.
  3. Be familiar with emergency contact numbers (e.g., police, fire department, maintenance supervisor).
  4. Follow all company emergency protocols.

D. Additional Responsibilities

  1. Assist in maintaining an inventory of tools, equipment, and supplies.
  2. Clear snow during winter months.
  3. Mow, edge, and trim grass during the growing season.
  4. Collect litter on the property.
  5. Report all necessary repairs to the maintenance supervisor.
  6. Assist with various maintenance tasks as required.
  7. Participate in all training sessions provided by management.
  8. Wear the designated uniform during working hours.
  9. Provide personal small tools necessary for job duties (note: the company is not responsible for loss or damage of these items; employees are encouraged to insure them).
  10. Prepare logs and reports in accordance with corporate policies and procedures.
  11. Be willing to assist at other properties as needed.
  12. Repair and maintain company-owned equipment.
  13. Perform swimming pool maintenance as required.
  14. Maintain a friendly, helpful, and considerate demeanor towards all residents.
  15. Complete any other tasks assigned by the Maintenance Supervisor or Property Manager.
