JOB SUMMARY
As a Property Manager, you will oversee the management of properties on behalf of owners or a property management firm by executing the following responsibilities personally or through team members:
- Enhance occupancy rates, revenue collection, property aesthetics, tenant satisfaction, and regulatory compliance.
- Develop and sustain relationships with tenants, ensuring visibility, professionalism, and rapport.
- Oversee all daily operations of the property.
Key Responsibilities:
- Stay informed about laws and regulations pertinent to property management and tenant requirements.
- Maintain a constructive and professional demeanor.
- Facilitate revenue collection and manage accounts receivable.
- Direct property operations including maintenance, marketing, and security measures.
- Assist in preparing and reviewing budgets.
- Analyze monthly financial reports and strategize for receivables.
- Administer lease agreements and market available units.
- Maintain comprehensive property files and records.
- Solicit bids for property enhancements.
- Oversee property services and maintenance operations.
- Manage capital expenditure projects.
- Handle tenant relations and address repair requests.
- Responsible for recruiting and training staff members.
- Ensure adherence to Fair Housing regulations.

Work Environment:
This role is conducted in a professional office setting as well as outdoor environments.

Travel Requirements:
Travel between various property locations and offices is anticipated.
Education and Experience:
- Associate's degree or equivalent experience preferred.
- Minimum of two years in property management is preferred.
- Courses in property management or real estate are advantageous.
- Certifications such as CSM, CPM, or RPA are beneficial.
