This role will be conducted from our local office, with frequent on-site property visits.
Key Duties:
- Property Oversight: Manage the daily operations of approximately 200 residential units, ensuring that all properties are maintained to high standards and adhere to local regulations; track key performance indicators (KPIs) and timelines for tasks such as major repairs, routine inspections, and insurance policies.
- Tenant Engagement: Act as the main contact for tenants, addressing inquiries, conducting move-in/move-out inspections, resolving conflicts and complaints, and responding to maintenance requests in a timely and professional manner.
- Owner Communication: Serve as the initial contact for owner inquiries, providing clear updates regarding any property-related questions or concerns, and securing owner approval for maintenance requests.
- Supervision of On-site Managers: Oversee On-Site Managers to ensure they fulfill their responsibilities, including addressing tenant inquiries, ensuring property upkeep, coordinating lease activities, and managing tenant relations.
- Leasing and Promotion: Handle the leasing process, which includes lease renewals, advertising vacancies, showing units, screening prospective tenants, and preparing lease agreements.
- Rent Management: Ensure the timely collection of rent, enforce lease agreements, and manage any delinquencies.
- Maintenance Coordination: Collaborate with trusted vendors for routine maintenance and property enhancements, ensuring high standards of service.
- Financial Oversight: Monitor property expenses, ensuring accuracy in billing by matching vendor invoices with completed work orders.
- Regulatory Compliance: Ensure properties comply with local laws, housing regulations, and safety standards, coordinating property inspections as necessary.
- Vendor Relations: Establish and maintain strong relationships with vendors and service providers to guarantee quality work and cost-effective solutions.
- Additional Responsibilities: Other job-related duties may be assigned as needed.
Qualifications:
- Proven leadership skills and the ability to self-manage.
- Exceptional communication and interpersonal abilities.
- Capability to work independently, multitask, and manage time effectively in a dynamic environment.
- Ability to exercise discretion and independent judgment.
- Proactive problem-solving skills with a keen attention to detail.
- A minimum of 2 years of demonstrated experience in property management or a similar role within residential management.
- Strong understanding of local landlord-tenant laws and regulations.
- Familiarity with property management software such as AppFolio or Yardi is a plus.
- A California Real Estate License is preferred, or participation in a licensing program is considered.
- A valid CA Driver's License and reliable transportation are required.
This is a full-time, in-office position with a salary range of $4,000 - $5,500 per month.
