Job Summary

We are seeking a highly experienced Senior Financial Operations Manager to join our leadership team at Tri Land Properties LLC. This role will oversee the management of accounting and finance operations, ensuring accurate financial reporting, regulatory compliance, and efficient departmental organization.

Key Responsibilities:
  • Operational Accounting
    • Manage accounting for shopping center acquisitions and dispositions, ensuring timely entries and calculations of distributions.
    • Handle closing statements with buyers and sellers and obtain necessary approvals.
    • Oversee the annual budget process for joint ventures and corporate entities and reforecasting as needed.
    • Collaborate and oversee waterfall calculations and investor return projections.
  • Financial Reporting
    • Manage year-end financial statements and work papers for tax purposes, ensuring timely communication and distribution of investors K-1 schedules.
    • Track and report costs for acquisitions, equity raises, incentives, monthly sales and tax data for reporting purposes.
    • Oversee accounts payable/receivable, payroll processing, construction draw process, and investor operating agreements and ensure compliance with operating agreements.
    • Maintain accurate reporting to lenders and support the internal personal tax return preparations.
  • Talent and External Resources
    • Manage and develop internal staff, manage external consultants and audit/tax firms and implement new methods and process as needed.
  • Cash Management
    • Monitor liquidity and develop reliable cash flow projections.
    • Provide weekly cash reports to the President and oversee payment approvals.
  • Pre-Acquisition
    • Negotiate operating agreements and assist in analyzing potential acquisition targets.
    • Manage due diligence processes and develop financial models for financing and investment structures.
    • Oversee entitlement processes and negotiate loan agreements.
  • Acquisition Funding
    • Prepare recommendations for short and long-term funding needs and monitor investment subscriptions.
  • Internal Controls and Insurance
    • Manage departmental calendars and ensure appropriate insurance coverage for business operations.
  • Payroll Administration
    • Oversee payroll processes, ensuring compliance and accurate billing to shopping centers.
  • Accounting and Tax Expertise
    • Serve as a subject matter expert in real estate accounting and tax strategies, ensuring timely compliance with tax obligations.
  • Process/Systems Management
    • Evaluate and implement new technologies for the accounting function and manage software systems.
