Position Summary:

The Maintenance Technician will assist the Service Supervisor and Community Manager by executing various maintenance tasks essential for preserving and enhancing the community's value. This role involves addressing service requests for repairs and preparing vacant units to be market-ready. Collaborating with fellow maintenance team members, the technician ensures that the community adheres to the quality maintenance standards established by the company.

Key Responsibilities:

  • Address assigned work orders stemming from resident service requests.
  • Conduct routine property maintenance by identifying issues and executing repairs in line with established policies and safety standards.
  • Prepare vacant units for leasing by completing pre-move-out inspections, creating maintenance punch lists, scheduling necessary vendors, and ensuring all tasks are completed to satisfaction.
  • Manage inventory by tracking materials used and notifying the maintenance supervisor of re-ordering needs.
  • Document service requests accurately and promptly to ensure proper tracking.
  • Assist in maintaining the cleanliness of grounds, common areas, and amenities, including trash removal and general upkeep.
  • Contribute to cost-saving initiatives by repairing rather than replacing components whenever feasible.
  • Oversee contractor work to ensure compliance with quality standards and specifications.
  • Participate in safety meetings and adhere to company safety policies, reporting any incidents or hazards immediately.
  • Demonstrate excellent customer service by addressing resident inquiries and concerns with professionalism.
  • Conduct regular inspections to identify maintenance needs and communicate these to management.
  • Ensure compliance with regulatory requirements and company policies in all maintenance activities.
  • Engage in ongoing training to enhance skills and knowledge in maintenance practices.

Qualifications:

  • Minimum of 2 years of experience in property management maintenance or a related field.
  • Required EPA certifications for refrigerant recycling.
  • All necessary certifications as mandated by local and state regulations.
  • Strong customer service and communication skills to effectively interact with residents and team members.
  • Ability to read, write, and communicate effectively in a professional environment.
  • Proficient in using computer software and word processing applications.

Additional Requirements:

  • Valid driver's license is mandatory.
  • Must possess personal hand tools and demonstrate proficiency in their safe use.

Physical Requirements:

This role requires frequent walking, standing, and climbing stairs throughout the community. The technician must be capable of operating computer equipment and lifting up to 25 lbs. Finger dexterity is essential for performing maintenance tasks.
