The Facilities Service Associate plays a crucial role in assisting the Leasing and Maintenance Teams to uphold the community's physical standards. This includes maintaining a secure, clean, and welcoming environment for residents, guests, and staff.

The Facilities Service Associate will execute assigned tasks safely and efficiently, and in addition to the responsibilities outlined here, may take on other duties as directed by the Community Manager, Maintenance Manager, or Housekeeping Supervisor when necessary.

Exceptional customer service is a key requirement while evaluating and addressing property needs.

Responsibilities:

  • Conduct custodial and landscaping tasks, such as sweeping, mopping, vacuuming, disposing of waste, cleaning windows, etc., in communal areas of the building (hallways, windows, trash rooms, lobbies, community amenities, and thoroughly cleaning apartments post-move-outs to prepare for new residents).
  • Adhere to relevant laws and regulations, including EPA and OSHA standards regarding the proper handling and storage of hazardous materials, such as solvents, flammables, and caustics.
  • Remain vigilant about the property's condition and promptly address any unsafe situations; for example, damaged gates leading to the pool, broken steps, open holes, and non-functional exterior lights.
  • Ensure meticulous maintenance of communal spaces, amenities, building exteriors, turnover apartments, corporate units, and administrative offices.
  • Regularly remove waste from office areas and the community perimeter.
  • Timely report any maintenance issues for repairs throughout the property, including available homes, models, clubhouse, and/or communal areas to the manager or supervisor.
  • Maintain an appealing exterior environment.
  • Respond to service requests and resident inquiries promptly and professionally.
  • Keep complete and accurate records related to cleaning schedules for restrooms, gyms, and community amenities.
  • Report any maintenance or resident-related issues to the manager or supervisor in a timely manner.
  • Periodically inspect all units, buildings, and common areas, performing janitorial tasks as necessary. Ensure storage areas and entrances are secured and adequately lit.
  • Participate in training sessions as required. Always operate within OSHA standards and adhere to company safety policies and procedures.
  • Ensure effective, timely, and professional interactions with residents and the property management team regarding all services provided.
  • Maintain awareness of inventory levels of supplies and notify the manager of any shortages.
  • Perform additional duties as assigned.

Qualifications:

Required Experience:

  • Demonstrated knowledge and application of relevant codes, laws, and regulations.
  • Must successfully pass a background check and drug screening.

Required Education/Training:

  • High School Diploma or GED
  • Completion of all required training courses provided by Michaels Management.

Required Skills and Abilities:

  • Ability to work collaboratively as part of a team, as well as independently.
  • Capable of thriving in a fast-paced, customer-focused environment.
  • Ability to perform tasks under pressure and meet deadlines effectively.
  • Proficient in reading and writing to complete necessary reports and requests, review manuals and operating instructions, interpret cautionary labels, and respond to written directives from staff and residents.
  • Ability to prioritize and manage daily tasks to ensure successful completion.
  • Ability to follow instructions from supervisors.
  • Strong problem-solving skills.
  • Professional and pleasant interaction with co-workers, supervisors, vendors, residents, guests, and the public.
  • Knowledgeable and skilled in the safe use and maintenance of required cleaning tools and equipment.

Working Conditions:

  • Availability to work 40 hours per week, including evenings, weekends, and holidays as needed for emergencies, on-call duties, or scheduled shifts. Occasional overtime may be required.
  • Ability to work indoors and outdoors in various conditions, often for extended periods.

The displayed salary range reflects the targeted base salary for the position. Individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
