Job Title: Building Operations Manager
About the Role:
We are seeking a live-in non-union superintendent for a six-floor, 114-apartment residential building in Brooklyn. The building was constructed in 1940.
Key Responsibilities:
The successful candidate will be responsible for managing the day-to-day operations of the building, including performing plumbing repairs, plastering and painting, light carpentry work, and maintaining the boiler system. They will also be expected to work with contractors, management, and vendors to ensure the smooth operation of the building.
Requirements:
- Minimum of 5 years' experience as a superintendent
- Able to perform minor plumbing issues in apartments
- Monitoring building sewer and plumbing systems regularly
- Safeguarding building and resident's keys
- Ordering and purchasing building and sanitation supplies
- Assisting residents with apartment emergencies
- Inspecting every floor, lobby, vestibule, front and back yards, adjacent sidewalks, side entrances, roof, and basement rooms on a daily basis
- Inspecting, operating, and maintaining the heat and hot water systems
- Maintaining security cameras and hard drives containing security footage
- Certificates of fitness for the boiler
