Job Summary

We are seeking a skilled Maintenance Supervisor I to join our team. As a key member of our maintenance operations team, you will be responsible for supervising and directing maintenance staff, ensuring the timely and efficient completion of maintenance tasks, and maintaining a safe and healthy work environment.

Responsibilities
  • Supervise and direct maintenance staff, including Service Technicians, Groundskeepers, and Housekeeping personnel.
  • Plan, schedule, and coordinate maintenance activities, including maintenance, installation, and repairs.
  • Hire, train, and develop employees, ensuring they meet company policies and procedures.
  • Coordinate with vendors and contractors for installation, maintenance, and repair work.
  • Maintain departmental budgets, ensuring all projects and scheduling are within budgetary guidelines.
  • Prepare specifications for major planned projects, negotiate and solicit bids with contractors and vendors.
  • Purchase and order maintenance supplies, materials, and appliances in an efficient and cost-effective manner.
  • Ensure service requests, make-readies, and other maintenance projects are completed accurately and timely according to Liberty Military Housing's quality standards.
  • Conduct regular safety inspections of the property, correct any unsafe practices or situations, and ensure all maintenance staff is trained on safety practices.
Requirements
  • A minimum of 2 years related experience, with 2 years in a supervisory role (property management experience preferred).
  • Proven ability to effectively supervise and lead a team.
  • HVAC and EPA certifications preferred.
  • Advanced level of understanding and experience in basic trades, including electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
  • Excellent verbal, written, and communication skills.
  • Outstanding proven customer service skills.
  • Basic computer skills (able to operate mobile device, PC).
  • Ability to operate a motor vehicle (valid license required).
  • Must be available for regular on-call work assignments/emergency calls, work scheduled off-hours and emergency overtime as required.
  • Must be able to arrive at the property for service requests within 60 minutes.
  • Ability to travel to other regional locations for work, training, meetings, and other work-related activities.
  • Ability to meet the following physical requirements: independently lift/carry supplies or equipment up to 65 lbs; frequent reaching, stooping, bending, and kneeling; extensive walking and standing; ability to climb up and down stairs/ladders.
  • Work involves considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and/or loud noises.
