Key Responsibilities of the Property Accountant:

  • Conduct monthly, quarterly, and year-end closings, which include supporting schedules, financial reviews, variance analyses, and timely issue resolution.
  • Prepare financial statements in compliance with GAAP, Tax, and Fair Value accounting standards.
  • Assist in reporting to management, investors, and lenders.
  • Collaborate closely with independent CPA firms for annual audits.
  • Monitor and manage cash flow effectively.
  • Prepare annual budgets for properties and funds.
  • Review and authorize specific property expenses, including real estate taxes, insurance, and capital expenditures.
  • Handle billing and collection for annual CAM/Tax reconciliations.
  • Manage sales tax filings as necessary.
  • Complete escalation calculations.
  • Oversee lease administration, accounts receivable, and accounts payable functions to ensure compliance with company policies.
  • Provide ad hoc reporting as required.
  • Demonstrate solid performance for potential advancement and increased responsibilities.

Qualifications for the Property Accountant:

  • A minimum of 3 years of experience in accounting within the commercial real estate sector.
  • Bachelor's degree in accounting or a related discipline.
  • Strong grasp of financial statements and GAAP, Fair Value, and Tax accounting principles.
  • Familiarity with real estate industry software such as Yardi or MRI.
