Our team is composed of a diverse group of skilled and entrepreneurial real estate professionals. We are looking for enthusiastic individuals who are passionate about transforming visions into reality.
The Facilities Maintenance Manager plays a crucial role within our on-site management team, responsible for ensuring the aesthetic and functional integrity of our residential units while creating a welcoming environment for our residents. This position entails overseeing and inspiring the maintenance team to guarantee that the property, grounds, and equipment are maintained in a safe and orderly manner. The ideal candidate will possess strong leadership capabilities, be self-driven, deliver exceptional customer service, and take great pride in their work.
KEY RESPONSIBILITIES:
- Organize and guide maintenance personnel to optimize daily operations.
- Delegate and oversee work orders, ensuring high-quality completion of all tasks.
- Communicate effectively and provide training to maintenance technicians.
- Coordinate with vendors to ensure timely and satisfactory completion of required work.
- Deliver outstanding customer service to residents.
- Assist the Property Manager in monitoring material and supply usage while maintaining accurate inventory records.
- Conduct daily inspections of units and property to uphold 'curb appeal' standards.
- Collaborate with the Property Manager to forecast future spending needs and manage budgets effectively.
- Complete administrative tasks in an organized and timely manner.
- When necessary, assist maintenance technicians in completing daily work orders and ensuring resident satisfaction, including preparing vacant units for re-leasing and ensuring all mechanical systems are operational.
- Perform other duties as assigned.
SUPERVISORY RESPONSIBILITIES:
- Oversee the maintenance staff at the assigned property.
- Manage staffing, training, and collaborate with property managers on performance evaluations of direct reports.
QUALIFICATIONS:
- High school diploma or equivalent vocational training.
- HVAC certification is required.
- A minimum of 5 years of supervisory experience is preferred.
WORK REQUIREMENTS:
- This position requires physical activity typical of a maintenance environment, including lifting, bending, carrying, and using standard tools and equipment. Work is performed both indoors and outdoors, necessitating the ability to adapt to varying weather conditions. The employee must be able to hear, speak, stand, walk, reach, stoop, or kneel. Lifting up to 50 pounds without assistance is required.
- Reliable transportation, a valid driver's license, and valid insurance are necessary.
- Some travel to other property locations may be necessary.
