Position Summary:
We are seeking a dedicated Commercial Property Management Coordinator to support the management of multiple assets in California. This role will involve assisting with the daily operational needs of two commercial industrial properties and one regional shopping center.

Key Responsibilities:

  • Supervise maintenance and engineering teams, along with various contractors, including general contractors, security, janitorial, landscaping, and maintenance services.
  • Establish and manage brokerage relationships within the market.
  • Negotiate and prepare Letters of Intent for lease renewals and new tenants, ensuring compliance with current lease terms.
  • Maintain a comprehensive understanding of the local market and surrounding properties.
  • Assist in the preparation of lease-related documents, including leases, amendments, and addendums, while demonstrating knowledge of essential lease clauses.
  • Collaborate closely with the Division Head, Asset Manager, and Property Manager on Landlord Work and Tenant Improvement estimates.
  • Act as a liaison between tenants and property management prior to lease execution.
  • Utilize strong organizational skills to track and report on the leasing process to executive management weekly.
  • Develop and implement marketing strategies to enhance property occupancy.

Qualifications:

  • A minimum of two years of successful experience in leasing or property management within a commercial office setting.
  • Possession of an active Texas Real Estate Agent License is required.
  • Ability to read and interpret commercial leases, including abstracting critical lease provisions.
  • Proficient in presenting information to prospective tenants and the leadership team.
  • Skilled in responding to sensitive inquiries and complaints in a professional manner.
  • Capable of making informed leasing decisions based on market trends and projections.
  • Proficient in Microsoft Office Suite, particularly Excel, PowerPoint, and Word.
  • Experience with property management software such as Yardi is preferred.
  • Familiarity with maintenance or service ticketing systems is advantageous.

Physical Requirements:
Employees must be able to communicate effectively, compile and prepare documentation, and operate standard equipment. The role may require climbing ladders and navigating various property sites, with potential exposure to construction-related environments.
