We are seeking a highly skilled and experienced Maintenance & Fire Safety Director to join our team at Atria Senior Living. As a key member of our operations team, you will be responsible for managing a team of maintenance and housekeeping personnel, ensuring the physical condition of our communities meets our high standards.
Key Responsibilities- Team Management: Supervise and manage a team of maintenance and housekeeping personnel, including interviewing, hiring, training, developing, and evaluating staff.
- Maintenance Operations: Implement and monitor programs to maximize revenue, control expenses, and improve customer satisfaction. Manage all maintenance needs of assigned communities to ensure physical condition and contribute to Atria's annual business goals.
- Customer Service: Manage all customer service requests using the Facility One work order system, including prioritization and delegation to assigned staff. Maintain company customer service standards and follow through to ensure issues are resolved.
- Apartment Home Turnover: Manage apartment home turnover and preventative maintenance programs to maximize value to the community. Assess damage to apartment homes and charge departing residents accordingly.
- Financial Management: Assist in developing the annual maintenance operating budget and manage department expenditures within approved budget.
- Fire Safety: Supervise and train the Deputy Fire Safety Director and other Fire Safety brigade staff, including conducting initial and periodic refresher training to maintain state of readiness.
- Inspections and Compliance: Inspect grounds, buildings, and apartment homes on a regular basis to ensure all physical aspects of the community are fully functional. Inspect and monitor community and apartment homes to ensure housekeeping, janitorial, and laundry employees meet company standards.
- Policy Implementation: Implement or direct the implementation of all applicable Atria policies and procedures, ensuring compliance as needed.
- Vendor Management: Negotiate with external maintenance vendors and suppliers as needed, monitoring and enforcing contract terms via communication with the Executive Director.
- Regulatory Compliance: Ensure compliance with all federal, state, and local laws, including Fire Safety and Fair Housing regulations.
- Certification: Must be capable of completing the requirements for certification of FDNY Fire & Life Safety Director within the first 6 months of employment. Current FDNY Fire Safety Director Certification is preferred.
- Education: High school diploma or general education degree (GED) required.
- Experience: Three to five years of multi-family property management or other building maintenance experience performing the duties of Maintenance Technician or Maintenance Director.
- Skills: Solid performance management skills, including the ability to communicate performance expectations, document performance conversations, coach, and document performance issues. Demonstrated ability to use independent judgment and discretion to make decisions designed to achieve company expectations and goals.
- Computer Skills: Basic computer skills, ability to use Microsoft Office, and ability to operate standard office equipment.
- Physical Demands: Ability to frequently use general maintenance tools, supplies, and equipment, and ability to train others in their safe and appropriate use. Ability to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment, and to access and work in confined spaces.
