Position Summary

The Maintenance Supervisor is responsible for leading and mentoring the Maintenance Team, overseeing maintenance and capital improvement projects, and ensuring client satisfaction in alignment with the operating budget and management agreements.

Compensation: $27.00 per hour

Key Responsibilities

This role involves managing a team of maintenance personnel, including Technicians, Groundskeepers, and Housekeepers. Key responsibilities include:

  • Implementing a daily and preventative maintenance program to maintain the property in optimal condition.
  • Conducting morning inspections of the property and common areas to identify maintenance issues.
  • Coordinating and addressing maintenance requests promptly.
  • Performing semi-annual inspections of all apartments.
  • Adhering to a preventative maintenance schedule.
  • Providing on-call maintenance support during evenings, weekends, and holidays.
  • Executing maintenance inspections and repairs on vacant units to ensure readiness for new residents.
  • Maintaining all equipment owned by the property.
  • Ensuring maintenance shops and storage areas are organized and compliant with safety standards.
  • Securing all parts, inventory, and equipment properly.
  • Managing inventory within budgetary constraints to facilitate necessary repairs.
  • Wearing the provided uniform during work hours.
  • Providing necessary hand tools for routine maintenance tasks.
  • Ensuring timely completion of all maintenance duties to optimize labor costs.
  • Performing additional tasks as assigned by the Community Manager.
Qualifications

Minimum Requirements:

  • At least 2 years of experience in a similar leadership role, preferably in Residential Property Management or related fields.
  • High School diploma or equivalent required.
  • Valid Driver's License may be required, along with a good driving record and current vehicle insurance.
  • Proficiency in English (speaking, reading, and writing).
  • Ability to provide and maintain personal tools as needed.
  • Strong computer skills (MS Office, Google Apps, property management software, email, internet).
