Job Summary

We are seeking a highly skilled Commercial Property Manager to join our team at NorthPoint Development LLC. As a key member of our property management team, you will be responsible for providing exceptional service to our industrial commercial real estate customers.

Key Responsibilities
  • Customer Service: Provide timely and courteous responses to tenant requests and issues, generating work orders as needed and ensuring satisfactory resolution.
  • Emergency Coverage: Ensure 24-hour emergency coverage for the property at all times.
  • Property Inspections: Conduct regular inspections of commercial properties and tenant spaces to ensure compliance with leases and proper upkeep.
  • Record Keeping: Maintain accurate and up-to-date property and lease files, records, and correspondence.
  • Software Proficiency: Become proficient in Yardi Property Management software, Salesforce, and other relevant systems.
  • Budgeting: Create and maintain building and property operating budgets using Yardi Advanced Budgeting.
  • CAM Reconciliations: Complete property tenant CAM reconciliations using Yardi.
  • Lease Management: Maintain accurate records, correspondence, and file notes in Lease Manager.
  • Capital Planning: Provide 5-year building capital plans and collaborate with the Asset Management team on funding needs.
  • Tenant Management: Track tenant lease expirations, plan for move-outs and renewals as required.
  • Onboarding: Collaborate with the Lease Concierge team to provide new tenants with an onboarding resource guide.
  • Warranty Management: Participate in new building onboarding punch walks and follow through on completions with the Development Manager and one-year warranty review.
  • Transition Management: Work directly with the Development Management team to ensure a smooth transition of a building post-construction.
  • Reporting: Monitor all key dates and reporting within Yardi and Salesforce.
  • Property Operations: Assist in the production of monthly and annual reports, and assist in preparation of transaction-related documents.
  • Tenant Communication: Maintain tenant contact lists in Yardi for the company.
  • Contractor Coordination: Coordinate tenant move-ins and move-outs, and approve and/or obtain estimates/bids for repairs at the property.
  • Invoice Verification: Ensure accurate compliance with contracts of all property-related invoices and verify and approve all service work order billings.
  • Cost Reduction: Investigate cost reduction opportunities and assist corporate accounting with questions related to the property and resolution of vendor issues.
Requirements
  • Education: Bachelor's degree in a related field (e.g. real estate, business, or facilities management).
  • Experience: 2+ years of direct commercial and industrial property management experience.
  • Skills: Strong working knowledge of MS Word, PowerPoint, G-Suite, and Excel; familiarity with maintenance, accounting, and tracking software (e.g. Yardi, Salesforce); ability to effectively prioritize and multi-task; excellent people skills; strong working knowledge of general office equipment (copiers, scanners); ability to effectively communicate both orally and in writing with peers, managers, and clients.
  • Travel: This position requires at least 50% travel.
