POSITION TITLE: Service Technician
DEPARTMENT: Onsite
REPORTS TO: Service Supervisor
KEY RESPONSIBILITIES:
- Conduct regular inspections of the community to eliminate litter, debris, and pet waste, ensuring that all shared spaces and amenities remain tidy and free from refuse.
- Clear out trash and leftover items from unoccupied apartments before initiating the make-ready process, transporting waste to designated disposal areas, and maintaining cleanliness in storage zones.
- Address assigned minor and routine service requests as directed by the Service Supervisor and/or Community Manager, and assist the make-ready specialist during the turnover process.
- Change locks in compliance with property policies and ensure that access to all pool areas meets safety codes and standards.
- Distribute notices and communications to residents as required, and promptly inform relevant supervisors of any identified hazards or potentially dangerous situations affecting residents, team members, guests, and others.
- Exhibit customer service skills by treating residents and others with dignity, addressing resident inquiries, and responding thoughtfully to maintenance service complaints.
- Promote safety and risk management in accordance with local, federal, state, and company regulations.
- Participate in emergency on-call/after-hours maintenance duties, adhering to established response times and effectively addressing urgent issues.
- Perform additional related tasks as assigned by management.

WORKING ENVIRONMENT: The role involves working both indoors and outdoors across various areas of the community, including amenities. Exposure to varying weather conditions (hot, cold, wet, humid, or windy) may occur.
PHYSICAL REQUIREMENTS:
- Ability to stand, walk, and/or sit for extended periods, as well as bend, stoop, climb ladders, reach, carry objects, and maneuver in confined spaces.
- Must be capable of working in all weather conditions, both indoors and outdoors.
- Must be able to independently lift, carry, or maneuver weights of up to thirty-five (35) pounds and up to fifty-five (55) pounds with assistance.
- Occasional travel may be necessary to assist other properties, attend training sessions, business meetings, or fulfill other responsibilities.
- Must maintain a flexible work schedule, including availability for on-call duties during evenings, weekends, and holidays.
- Ability to read technical documentation and utilize a keyboard, computer, and tablet.
A valid driver's license, a clean driving record, and current auto insurance are mandatory.
Completion of the MCC Fair Housing, Harassment, and Diversity and Inclusion training within the first month of employment is required.
Compensation is determined by geographic location, and individual pay decisions will vary based on demonstrated job-related skills, knowledge, experience, education, certifications, etc.
In addition to the base salary, onsite positions may qualify for discretionary bonuses based on budget performance.
