Job Summary

We are seeking an experienced and skilled professional to fill the role of Director of Housing Development and Operations. As a key member of our team, you will be responsible for overseeing the planning, direction, and administration of our housing development activities.

Key Responsibilities

  • Develop and implement agency policies and guidelines related to housing development.
  • Provide technical leadership and guidance to staff, and respond to inquiries regarding program issues and concerns.
  • Coordinate housing development activities with other internal departments to ensure efficient and reliable operations.
  • Identify real estate opportunities for housing development that support agency goals and objectives.
  • Develop strategies for housing development, analyze financial data, and develop operating pro-formas.
  • Communicate regularly with the Deputy Director, Finance, and other stakeholders to ensure effective collaboration and decision-making.
  • Oversee the preparation of RFQs, RFPs, and procurement of consultant services related to housing development.
  • Manage multiple housing projects in various phases of the development process, working closely with other AHA team members, attorneys, accountants, and outside consultants.
  • Assure preparation of 'Closing Memo' and post-closing warranties for internal staff use.
  • Lead meetings for Development stakeholders and coordinate efforts with other housing and community development agencies, City, State, and local agencies, housing authorities, and private sector developers.
  • Supervise the hiring, disciplinary action, performance appraisals, and termination of personnel, with input from the Executive Director.
  • Provide supervision and guidance to the Development Staff.
  • Participate in weekly meetings with Department heads to maintain efficient communication of operations.
  • Prepare correspondence to the Board, prepare information and reports, and make recommendations to the Board and Executive Director as needed.
  • Identify funding sources and oversee grant and loan applications for housing and program funding.
  • Identify opportunities and oversee award applications for programs and developments completed by AHA.
  • Participate in the development of annual budgets for the Development function.
  • Implement technology upgrades and efficiencies in the Development function.
  • Review Property Financials and ensure Development is operating within budget parameters.
  • Facilitate discussions between Departments.
  • Work with attorneys on lawsuits and claims filed against AHA – EEOC and liability lawsuits.

Requirements

Four-year degree plus a minimum of (5) five years of progressively responsible experience in finance or management, with a minimum of (3) three years with lead responsibility for management and supervision. Additional education/experience desirable.

Solid knowledge of finance, including reading and understanding of expense, revenue, and balance sheets.

Expert knowledge of housing development, finance, and project management.

Expert knowledge in the creation/use of complex spreadsheets utilizing Microsoft Excel.

Expert knowledge of federal and state rules and regulations related to housing development and property compliance.

Solid knowledge of accounting.

National Development Council Certification preferred.

Solid public speaking and presentation skills.

Solid verbal and written communication skills with the ability to effectively communicate and interact with all levels of personnel and the general public.
