Leasing Sales Specialist

This Leasing Sales Specialist role at Franklin Companies is an exciting opportunity for a highly motivated individual to join our team in San Antonio, TX.
Job Description- As a Leasing Sales Specialist, you will be responsible for managing the sales process from start to finish, including marketing and networking, presenting apartments and community enthusiastically, overcoming objections, building relationships, and creating excitement.
You will maintain a high level of occupancy, up-to-date records of all communication with prospective customers using the designated lead management system, and oversee the tracking of prospective residents from initial contact through to closing and move-in.
Additional responsibilities include building and maintaining a positive and trusting relationship with prospects, ensuring that leasing office, show units, and model apartments are clean, properly furnished, and stocked with necessary supplies, and addressing housekeeping and maintenance concerns with appropriate staff.
You will also be responsible for scheduling visits to the community, being hospitable when meeting or greeting prospects, determining their needs, responding to concerns in a pleasant and tactful manner, determining whether the community meets the client's qualifications, quickly closing new sales, and leasing apartments to qualified prospects at an acceptable determined percent of total prospects.
Furthermore, you will effectively explain all lease and community policies to new and current residents, support the overall marketing efforts, offer input and suggestions in regard to promotions and advertisements, understand and comply with Fair Housing laws and standards, monitor advertisements and effectiveness of responses, maintain ad book and demographics, gather information about markets, competition, etc., and prepare monthly competitive survey reports regarding real estate market trends and conditions in the area.
You will also inspect vacant apartments to ensure they are ready to show, conduct follow-up activity with all residents to establish positive resident relations, provide regular reports to Executive Director/corporate office regarding sales achievements, status of interested prospects, and implementation of the marketing plan, provide direction and support to other staff in achieving and exceeding the community's sales and move-in goals, train managers to give tours, work closely with maintenance on make-readies, design and carry out site-specific promotions and public relations events, and help plan and/or staff corporate-wide activities.
In addition, you will work evenings and weekends as necessary, be prompt and dependable, able to perform the required duties of the position on a regular, predictable basis, encourage teamwork and promote company philosophy, attend required trainings and meetings, become familiar with and understand the steps for emergency response, including building evacuation, and maintain a safe and secure environment for all community residents.
Requirements- Able to read, write, speak, and understand the English language. Bi-lingual in Spanish a plus.
- Experience using Microsoft Office and Outlook software, and working in a database such as Yardi. Data entry, typing, and basic desktop publishing skills required.
- Able to communicate effectively with all levels of management, employees, residents, and families.
- Able to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, etc. Able to manage revenue and expense budget.
- Able to make independent decisions.
- Able to generate a warm, friendly, and caring manner on first impression.
- Familiar with guidelines related to the Fair Housing Act (FHA) and the American with Disabilities Act (ADA) in all aspects of the job including sales presentations and marketing materials.
- Proven sales track record; effective selling and closing skills.
- Bachelor's degree in marketing or related discipline.
- Two (2) years in the rental housing sales and marketing environment.
- Public relations experience preferred.
- Strong leadership skills with a minimum of two (2) years' experience in supervising and management.
$45,000 - $60,000 per year, depending on experience and qualifications.
