This role is essential in managing all aspects of loan closing activities related to approval conditions. The individual will proactively collaborate with branch personnel, underwriting teams, document preparation, and external vendors, working with minimal supervision. A Loan Closer will effectively liaise with all involved parties to accelerate the loan documentation process while adhering to underwriting standards, bank policies, compliance, and regulatory mandates. This position will follow established protocols and procedures, requiring advanced knowledge of loan documentation, credit policies, and banking products.

KEY RESPONSIBILITIES

The responsibilities include, but are not limited to:
  • Receiving loan approvals for a range of commercial loans, from straightforward to complex, preparing them for closure based on underwriter feedback. Reviewing approvals for closing conditions, ensuring appropriate lending authority, lien perfection requirements, and SBA stipulations (if applicable). Establishing conditions necessary for closing. Types of loans managed include unsecured, secured, SBA, construction, guidance lines, agricultural, various real estate, flooring lines, etc.
  • Requesting and obtaining necessary due diligence items from internal departments or third-party vendors. Due diligence items may encompass title commitments/title searches, UCC searches, evaluations or real estate appraisals, environmental assessments, flood determinations, proof of insurance documents, surveys, etc.
  • Reviewing received due diligence items to resolve issues and ensure accurate loan and borrower information is provided to the document preparation team.
  • Calculating collateral loan-to-value ratios and assessing the adequacy of insurance coverage, including flood insurance calculations and requirements.
  • Providing timely and accurate responses to inquiries.
  • Once the loan is deemed 'clear to close,' facilitating the timely creation of loan documents, whether prepared internally or by external counsel.
  • Transferring all credit and due diligence documents to the imaging system, adhering to all imaging protocols.
  • Coordinating with branch sales personnel and other relevant parties (such as attorneys and title companies) to establish closing dates.
  • Ensuring that the documents requested for loan structures and collateral types are appropriate and that the individual is knowledgeable about products and their requirements.
  • Participating in the management of the commercial tickler system, which may involve setting up monitored items, updating records, and providing exception reporting to Relationship Managers and Management.
  • Engaging in internal and external training to maintain knowledge of bank products; attending operational and exception meetings to stay informed of all credit policies and changes.
  • Assisting in the development and maintenance of procedures and training materials.
  • Performing job responsibilities in accordance with established service level agreements.
  • Providing mentorship and training to other team members, both new and existing.
QUALIFICATIONS

EDUCATION and/or EXPERIENCE

A high school diploma or equivalent and a minimum of five (5) years of banking experience is required, or an equivalent combination of education and experience. Advanced understanding of credit products, documentation terminology, vendor documents and searches, lien perfection, and the document preparation system is essential. Demonstrated knowledge of applicable local, state, and federal regulations, bank policies, and procedures, along with the ability to meet deadlines under pressure, is necessary. Experience with complex commercial lending and SBA loans is preferred.

OTHER SKILLS & REQUIREMENTS

The candidate must demonstrate the ability to work effectively in a fast-paced, production-oriented environment, possessing strong organizational skills, time management skills, and a keen attention to detail. Strong interpersonal skills, including oral and written communication and problem-solving abilities, are a must. Proficiency with personal computers and related software packages is essential.

Computer skills, including Word, Excel, and Outlook, are required. Experience with PowerPoint is beneficial. The role requires initiative and sound judgment, with strong oral and written communication skills, including facilitation. The ability to prioritize tasks and remain adaptable under pressure is crucial.

LANGUAGE SKILLS

The ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations is necessary. The candidate must be able to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

MATHEMATICAL SKILLS

The ability to perform basic mathematical operations, including addition, subtraction, multiplication, and division in all units of measure, using whole numbers, common fractions, and decimals, is required. The candidate must be able to compute rates and percentages and interpret bar graphs.

REASONING ABILITY

The ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists is essential. The candidate must be able to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to walk and talk or hear. The employee frequently is required to stand and sit. The employee may occasionally be required to use hands to finger, handle, or feel; reach with hands and arms; and stoop, kneel, crouch, or crawl.
