Position Summary

The Project Manager II role is centered around construction operations, responsible for providing comprehensive management oversight for multiple projects. This includes setting project goals and policies, maintaining communication with key client contracts, and overseeing all construction and financial activities. The role may also involve supervising additional project personnel. The Project Manager II should effectively manage several projects or those of moderate to high complexity, particularly involving site work. Key Responsibilities
  • Facilitate the successful initiation of each project plan, which includes developing the foundational schedule and site logistics plan, participating in project reviews, and comprehending contract stipulations.
  • Serve as a mentor and coach to project management team members, providing ongoing feedback to support their growth.
  • Secure the primary contract as established between Williams Company Inc and the client, along with any requisite contractual documentation.
  • Collaborate with the project estimator to analyze the complete estimate package, ensuring accuracy in quantity takeoffs and pricing information.
  • Review vendor qualifications and financial assessments to ensure compliance with company policies.
  • Assign subcontracts and purchase orders to vendors capable of executing the work according to project specifications and timelines, while maintaining cost-effectiveness.
  • Oversee project documentation processes, ensuring timely completion of all necessary paperwork.
  • Maintain organized project files in accordance with company policy, ensuring accessibility of vital information.
  • Communicate effectively with all stakeholders, including owners, architects, engineers, and subcontractors, ensuring that all correspondence is documented.
  • Alert management to any potential issues that may impact project timelines, costs, or quality.
  • Prepare and distribute monthly draw requests to facilitate timely compensation for project expenditures.
  • Manage change orders and ensure proper documentation and negotiation to maintain client satisfaction.
  • Confirm that project-specific insurance policies are established prior to commencement of work.
  • Ensure compliance with all contract deliverables and company policies regarding vendor qualifications.
  • Foster professional relationships both internally and externally, promoting a culture of inclusion and respect.
  • Perform additional duties as assigned.
Qualifications
  • A combination of education and experience equivalent to 7 years in construction management, engineering, architecture, or a related field.
  • Ability to interpret and understand contract documents.
  • OSHA 10 certification is required within the first year of employment.
  • In-depth knowledge of construction management processes and terminology.
  • Strong verbal and written communication skills.
  • Excellent organizational and analytical abilities.
  • Demonstrated time management skills and a sense of urgency.
  • Ability to work independently and exhibit professionalism.
  • Strong leadership and negotiation capabilities.
  • A valid driver's license and a clean driving record are required.
Work Environment and Physical Demands
