Job Overview

The Maintenance Technician plays a crucial role in ensuring the upkeep of our properties while delivering exceptional service to residents and prospective tenants. Technicians are expected to wear the designated uniform with an identification badge at all times while on duty, including evenings and weekends.

Key Responsibilities include, but are not limited to:

1. Address all service requests within a 24-hour timeframe, unless extraordinary parts or labor are required.

2. Maintain the maintenance shop in a clean and organized state.

3. Operate and monitor waste compactors.

4. Ensure grounds and pathways are free from debris.

5. Uphold a clean and professional appearance at all times.

6. Oversee the maintenance of all amenity areas.

7. Assist the Community Director with special projects to ensure seamless property operations.

8. Ensure all directional signage is clean, well-painted, and properly aligned.

9. Monitor recycling stations, ensuring cleanliness and proper item separation.

10. Notify the Community Director or Maintenance Supervisor in advance of any absences.

11. Adhere to guidelines for vacant, office, and communal spaces.

12. Inspect and replace any faulty or burnt-out light bulbs or security lights, conducting inspections one to two times weekly.

13. Provide on-call maintenance services as required.

14. Execute additional tasks as assigned by the Community Director or Maintenance Supervisor.

This role may involve significant physical activity, including but not limited to:

- Utilizing various hand tools and testing equipment, which may weigh between a few ounces to 40 pounds.

- Handling refrigerants and air-conditioning units, with weights ranging from 30 to 250 pounds.

- Climbing ladders of varying heights (16 to 40 feet) for tasks such as cleaning gutters and performing roof repairs.

- Managing pool maintenance responsibilities, including lifting heavy chlorine containers and motors.

- Moving appliances and furniture, which may weigh from 75 to over 200 pounds.

Customer Service Expectations:

- Clearly communicate with residents, both verbally and in writing.

- Actively listen to resident requests and concerns.

- Address resident issues in a calm and professional manner.

Qualifications:

- Must possess CMRT (Certified Maintenance and Reliability Technician) certification.

- Demonstrate pride in workmanship, courtesy, and a commitment to quality.

- Maintain a neat appearance and adhere to uniform standards.

- Pass a thorough background check and drug screening.

- Possess reliable transportation for tools and parts.

- Hold a valid driver's license.

Knowledge Requirements:

- Familiarity with general property operations, safety protocols, heating and air conditioning systems, plumbing, pool care, electrical systems, carpentry, appliance repair, and painting.

Compensation:

- Starting pay at $20/hour.
