Position Overview:
Internal Title: Title and Survey Specialist
Reports to: Director of Title and Survey
Location: Remote
Our Real Estate Group is in search of a dedicated problem solver to contribute to the development of large-scale solar and storage projects throughout the nation. This position demands a robust understanding and experience in (i) title and survey analysis and (ii) resolving exceptions to title commitments and policies. If you are passionate about renewable energy and possess the requisite experience, we would like to connect with you.
Key Responsibilities:
- Oversee all elements of title commitments, surveys, title defect resolution, and the issuance of title policies for renewable energy project development and financing.
- Collaborate with title insurers to order, assess, and negotiate title commitments, as well as manage the removal of title exceptions and the procurement of title insurance policies.
- Engage with surveyors to order and evaluate ALTA surveys and As-Built surveys.
- Analyze, identify, and draft documentation to resolve title exceptions highlighted in the title commitment.
- Work with lenders and other financing entities to address due diligence inquiries and negotiate appropriate title policies from title insurers.
- Compile a summary of significant defects impacting surface rights or exceptions to policy coverage and develop an action plan to rectify such issues.
Qualifications:
- A minimum of three (3) years of experience with title commitments, surveys, and resolving title defects identified in title commitments.
- Experience in supporting financial closings, including responding to lender comments, negotiating title policy endorsements, and coordinating final ALTA surveys.
- An entrepreneurial mindset with a focus on problem-solving.
- Demonstrated ability to communicate effectively with external stakeholders, including opposing counsel, lenders, and investors.
- Meticulous attention to detail, especially in reviewing site control, title exceptions, and ALTA surveys for precision.
Work Environment:
This is a remote position with occasional travel required to our headquarters.
