Elevator Modernization Manager

We are seeking an experienced Operations Manager- Modernization to join our team at TK Elevator in Seattle, WA.
Key Responsibilities- Supervise and train modernization superintendents and employees, ensuring they understand company policies, procedures, and objectives.
- Administer the company safety program, conducting weekly safety audits and emphasizing the importance of safety to all employees.
- Plan, direct, and prioritize elevator modernization jobs, including manpower needs, using project management software and other scheduling tools.
- Review job status using accounting reports and programs to identify risks and opportunities, ensuring proper reporting of fade issues prior to revenue.
- Manage jobsites from survey to completion, documenting and advising on modernization project progress for work not included, and troubleshooting problems with mechanics.
- Manage subcontractor schedules and performance on turn-key projects.
- Develop and maintain strong relationships with owners, elevator consultants, construction firms, and architects.
- Review and sign off on all bids, attending pre-bid meetings and providing technical input to calculate labor and material costs.
- Identify, review, and sign off on change orders, purchase orders, elevator turnover authorizations, accounts receivable, write-offs, credits, and other necessary approvals.
- Maintain up-to-date knowledge of federal, state, and local elevator industry code requirements.
- Maintain strong familiarity of company Standard Operating Procedures and products by attending company training classes, utilizing the SOP document library, and reviewing factory equipment updates and supplier goods.
- Mediate and resolve complaints and problems of external and internal customers, including meeting with local business agents to resolve issues involving union employees.
- Determine materials needed for job completion and coordinate sub-contracting portions of installations.
- Make weekly crew visits and day one visits to manage safety, site activities, and progress of employees and customers, documenting findings.
- Bachelor's degree or extensive industry and management experience.
- Valid driver's license and satisfactory Motor Vehicles Report.
- Thorough knowledge of the elevator industry and general management methods within the elevator industry.
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
- Ability to interpret technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
TK Elevator offers a competitive salary range of $140k to $160k, a car allowance, fuel card, and an incentive program with a bi-annual payout.
