Land Development Director

As a key member of the M/I Homes team, the Director of Land Development will play a critical role in driving the company's growth and success in Southwest Florida. This position will oversee the land development operations for the SWFL Division, working closely with the Area President and Director of Land Acquisition to identify and acquire new land opportunities.
Key Responsibilities
- Finalize engineering and design of subdivisions, resolving utility, grading, and stormwater issues, and obtaining government approvals.
- Assist in final plat approvals and government approvals.
- Address construction issues related to project bidding and construction, and manage project supervisors to resolve problems.
- Attend weekly meetings with engineers to update schedules and address construction issues, review budgets and costs.
- Create bid forms and instructions, distribute to qualified bidders, solicit bids, review bids for accuracy and completeness, and format the bid process to avoid scope overlap or gaps.
- Compile bid analyses, collaborate with the VP of Land to select contractors, and initiate buyouts and contracting of all work.
- Develop detailed project schedules, ensure project milestones are met, and lots are delivered on schedule.
- Initiate and attend weekly on-site meetings with contractors, monitor construction progress vs. schedule, identify potential project delays and risks, and implement measures to maintain schedule and budget.
- Manage project budgets, review and approve pay applications and invoices for accuracy, and secure activation of water and sewer systems.
- Secure final acceptance and bond release for all infrastructure and improvements, communicate accurate lot delivery dates to management, and manage invoice payments and applications.
- Secure warranty compliance and final acceptance for all infrastructure installed, assist with the creation and implementation of Homeowner Associations, and manage the NPDES program for the Land Department.
- Manage Land Development Managers in their duties and manage the turnover of finished land to Homebuilding.
Requirements
A Bachelor's Degree in Civil Engineering or equivalent field and 5 years' experience in land development or equivalent experience are required. Excellent verbal and written communication skills, decisiveness, and good judgment, problem-solving and analytical skills are essential for this role.
