Key Responsibilities


Pre-Project Coordination – Engages in all pre-project coordination sessions to guarantee that all assignments fulfill and/or surpass client expectations, profitability, cash flow, scheduling, and safety goals. Aids senior team members by managing product data and sample submissions in conjunction with design development, material procurement, and vendor selection. Monitors and tracks progress using the 'Submittal Log.'


Project Financial Management – Under the guidance of the Senior Project Manager, oversees project expenses by assessing weekly progress (planned versus actual variances), supervising job site execution, and preparing weekly financial forecasts (including anticipated completed work).


Subcontractor Oversight – Facilitates the selection and procurement of subcontractors by identifying qualified bidders, obtaining bids, and conducting comparative analyses; manages and tracks selected contractors using the 'Contract Status Log'; ensures timely completion of subcontractor agreements.


Contract Evaluation – Comprehends contract terminology, obligations, and scopes of work prior to executing all agreements; ensures subcontractors adhere to contract stipulations while safeguarding the interests of the general contractor at all times.


Financial Flow Management – Develops an acceptable schedule of values utilizing front-loading techniques, under the direction of the Senior Project Manager; ensures all projects maintain a positive cash flow.


Project Scheduling – Creates comprehensive master schedules to be used throughout the duration of each project as a management tool; updates each schedule weekly in line with the three-week look ahead; communicates revised schedules with clients regularly; accelerates the baseline and control schedule with resource-loaded data.


Documentation Oversight – Generates and manages project documentation. Acts as the central point of contact for all project-related information. Oversees and/or processes daily administrative tasks (expense reports, project budgets, safety compliance, cost-to-complete reports, schedules of value, etc.).


Plans and Specifications Review – Reads and comprehends all project construction documents.


Change Order Management – Assists with pricing change orders; creates and maintains a change order log, including back charges.


Material Management – Reviews material costs and coding.


Project Finalization – Aids in ensuring that the punch list is executed, and all closeout procedures are completed to meet project finalization deadlines.


Site Safety Management – Monitors job-site safety by conducting weekly safety inspections; assists Superintendents with weekly safety meetings and ensures daily briefings include safety discussions.


Client Relations and Communication – Maintains excellent client relationships; adept at resolving disputes and addressing any outstanding issues promptly and appropriately.


Technical Proficiency – Learns and becomes proficient in Microsoft Excel, Word, Procore, P6 Scheduling, Bluebeam, and Sage300.


Mid & Post-Project Reviews – Schedules mid and post-project review meetings for each assignment with all necessary team members; provides all required preparatory documentation to all parties at least three days prior to each meeting and documents lessons learned for training purposes.


Additional Responsibilities – Performs other duties as assigned by the Senior Project Manager.

Qualifications


• A minimum of five years of experience in commercial construction in a Project Manager role (commercial and design-build preferred).


• A bachelor's degree in Construction Management, Engineering, Architecture, or a related field is required.


• Comprehensive knowledge of trades and computer literacy. Proficient in Microsoft Office (Excel, Word, & Outlook), with strong familiarity with project management software (Procore, P6 Scheduling, Bluebeam Software, & Sage300 preferred).


• Strong ability to read and interpret documents such as architectural/structural drawings, safety regulations, operating and maintenance instructions, and procedural manuals.


• Experience with Tilt Wall construction is a plus.
