Position Overview

The Senior Vice President of Capital Markets will play a pivotal role in steering all financing and capital markets initiatives, as well as managing the loan portfolio for Stream Realty Partners through its dynamic and expanding discretionary equity platform. The ideal candidate will have a comprehensive understanding of real estate debt capital markets, various financing structures, commercial loan documentation, and portfolio management. This position carries significant responsibility and visibility, collaborating with senior leadership and local office heads nationwide.

Key Responsibilities
  • Oversee the sourcing and execution of new mortgages and refinancings, utilizing market expertise and relationships to achieve optimal financing outcomes for specific business strategies.
  • Support property acquisition, development, recapitalization, and disposition efforts from a debt financing perspective.
  • Design, structure, and evaluate customized financing options for new loan originations, as well as portfolio and single asset recapitalizations and refinancings.
  • Enhance and solidify relationships with lenders, stakeholders, and market participants in the commercial mortgage sector to ensure Stream Realty Partners remains competitive and maintains diverse financing options.
  • Collaborate closely with senior investment management team members and portfolio managers to establish and uphold appropriate financing assumptions and models aligned with business strategies.
  • Foster and maintain strong working relationships with external legal counsel and third-party capital markets advisors.
  • Manage Stream's existing loan portfolio and oversee risk management across all business sectors of the Investment Management platform, focusing on:
    • Monitoring upcoming loan and hedging instrument maturities and proactively developing strategies to mitigate maturity and interest rate risks while balancing economic considerations and flexibility.
    • Continuously assessing the capital markets landscape to enhance Stream's balance sheet and risk profile at both platform and asset levels.
    • Lead loan compliance initiatives and collaborate with Asset Managers, Accountants, and Property Managers to ensure full compliance across the portfolio.
    • Regularly evaluate processes, management, and analysis of the loan portfolio across funds.
  • Effectively manage the loan closing process in coordination with external legal counsel, portfolio managers, asset managers, and analysts.
  • Negotiate term sheets and complex loan documentation efficiently and effectively.
  • Provide financial analysis for ad hoc projects and ongoing evaluations for the investment committee, as well as transaction work (acquisitions, developments, dispositions, financing needs, and joint ventures).

  • Maintain a global perspective, recognizing how asset-level decisions influence portfolio-level decisions and vice versa.
  • Identify the most suitable lenders for specific business plans and lead them to successful closings, with or without third-party brokerage support.
  • Demonstrate exceptional attention to detail, intellectual curiosity, and a commitment to expanding knowledge.
  • Take initiative and ownership, acting with urgency to meet deadlines and achieve results with minimal oversight while maintaining composure under pressure.
  • Exhibit a persevering spirit and fiduciary mindset, willing to work beyond standard hours when necessary to effectively manage the portfolio.

Qualifications
  • Extensive knowledge of real estate debt capital markets (commercial mortgages in bank, life company, and private debt/debt fund markets) and a thorough understanding of commercial real estate loan documentation.
  • 5-10 years of experience in real estate capital markets, investment banking, structured finance, or private equity.
  • Demonstrated understanding of commercial real estate.
  • Exceptional communication and interpersonal skills, with the ability to collaborate across various functional areas, including Investment Management, Development, Leasing, Legal, and Accounting.
  • Strong Excel spreadsheet and modeling capabilities for complex structured real estate financings.
  • Solid analytical and problem-solving skills, with the ability to manage multiple projects with competing and often ambiguous deadlines.
  • Bachelor's degree (B.A.) or equivalent required.
