Maintenance Technician Position
Reports To: Property Manager/Maintenance Supervisor/Regional Property Manager
Department: Maintenance
Job Summary: Maintains efficient operation and upkeep of the property buildings and grounds in a supportive role.
Key Responsibilities:
- Responsible for the daily repair and upkeep of the property.
- Responsible for maintaining the grounds daily, assisting groundskeeper if applicable.
- Responsible for the preparation of vacant units for occupancy.
- Responsible for the care, maintenance, and inventory of all supplies and equipment owned by the property and/or management company.
- Responsible for the supply and upkeep of personal tools required by PPM and its affiliated companies for Maintenance Technician.
- Responsible for reporting unusual and extraordinary circumstances regarding the property or residents.
- Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude always.
- Responsible for cleaning work area, tools, and equipment.
- Responsible for courteous, efficient response always, including but not limited to an emergency on call.
- Be aware and operate within OSHA (Occupation Safety and Health Act) standards and company safety policies always.
- Responsible for thorough knowledge of management company policies and property community polices.
- Responsible for seeking educational opportunities and self-improvement for personal growth and development.
- Maintain current HVAC Certification.
- Assist in maintaining the general upkeep of the Property Pool and its equipment.
- Must be available to work on an on-call basis.
- Responsible for securing the maintenance shop(s) at the close of every work day.
Requirements:
- One to Three years related experience in residential maintenance.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
- Ability to deal with problems involving a few concrete variables in standardized situations.
- HVAC Certification is required, CPO Certification is helpful.
